He said they have identified a potential development group that would like to <br />discuss more detailed negotiations with the City. <br />Mr. Fernandez said his staff also conducted an assessment of development fees that compared <br />the City of Casselberry's fees to other comparable cities. He said that the City's fees fall relatively in line <br />with other cities, <br />He said they also researched "fast tracking" the permitting process and is looking forward to <br />implementing that in the future. <br />In response to the Board's question, Mr, Fernandez said they met with Mr. Jerry Ross, Director of <br />the Disney hntrepreneurial Center. Mr. Fernandez said the Disney Entrepreneurial Center is a consortium <br />of 17 different organizations that provide some type of entrepreneurial training and technical assistance. Mr. <br />Fernandez explained that he has shared the opportunities that are available on the Wachovia site; however, <br />the challenge is that Orange County Government is one of the major sources of funding for the Disney <br />f=ntrepreneurial Center. Mr. Fernandez said that they have been communicating with the ~7 different <br />agencies regarding the availability of space in Casselberry. He said a tour of the site was conducted to <br />review the work necessary to get the site operational Mr, Fernandez said Seminole State College and <br />Work Force Innovation were contacted regarding the site. <br />In response to the Board's question, Ms. Lynch estimated that it would cost approximately X70,000 <br />$80,000 in repairs to get the building operational and additional monies are needed to repair the elevator. <br />Ms, Lynch stated that she spoke with Mr. Bob Tunis, City of Sanford Economic Development Director, <br />regarding the incubator program. She said that the City of Sanford is subsidizing the incubator program in <br />excess of $50,000 a year. <br />A general discussion ensued regarding the covenants that are attached to the property from the <br />Florida Department of Transportation, the demand for business incubator programs and development fees. <br />Mr. McGregor said he finds that the development fees within a municipality are different each time he talks <br />with the City. Mr. McGregor felt if the City was truly business friendly a document could be provided to the <br />developer showing the City's fees, contact person and any formulas needed.
