The number of Crape Myrtles shown on Sheet L-1 shall be changed to accurately reflect the proposed <br />materials. <br />3. The applicant shall ensure that all materials shown on the approved 1999 landscape plans are restored as <br />shown on the plans with the exception of the materials in the traffic and sign visibility triangles adjacent to <br />entrance. The property shall pass landscaping and irrigation inspections prior to completion of the project or <br />issuance of a Certificate of Occupancy. <br />4. The property shall pass a photometric inspection prior to issuance of a Certificate of Occupancy. <br />5, The project shall conform to all elements of the CRD's Urban Design Standards. The plan revisions <br />must be reviewed and approved by the Community Redevelopment Agency prior to issuance of building <br />permits. <br />6. All signage for the site shall conform to the City's Unified Land Development Regulations, the Community <br />Redevelopment District's Urban Design Standards, and the approved Casselberry Exchange Master Sign <br />Plan. All proposed signage shall be submitted as a separate building permit. <br />7. All proposed and future equipment shall comply with the decibel levels as stated in Chapter Article <br />Section 3-17.4(G) of the Land Development Regulations <br />8. All rooftop equipment shall be screened from view. Trash dumpsters and other equipment shall be screened <br />from view and kept in a neat and orderly appearance. <br />9. No outdoor storage of goods, materials, or vehicles shall be permitted. <br />10. No site engineering construction activities shall take place at the site until permits are issued by the City's <br />Public Works Department. <br />1 . All permits from appropriate State and County agencies shall be obtained prior to the submittal for a site engineering <br />permit to the City's Public Works Department. <br />12. Any outstanding comments from the City's Fire Department shall be addressed prior to the issuance of a <br />building permit. <br />13. The site plan approval shall be valid for one year upon original approval by the Planning and Zoning Commission, <br />An extension request may be submitted prior to the expiration of this approval. <br />14. All of the above conditions shall be fully and faithfully executed or the site plan shall become null and void. <br /> <br />After a brief discussion regarding the type of decorative fence material, Mr. Parkhurst asked the applicant to come <br /> <br />forward. In response to the Commission's question, Ms. Feiner said that they have received approval from the other tenants <br /> <br />in the shopping center; however, Staples is still resistant to the dumpster enclosure. A general discussion ensued <br /> <br />regarding the applicant receiving final approval from Staples and the impact of the landscaping to the site visibility to Staples. <br /> <br />Mr. Parkhurst asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, the <br /> <br />request. No one came forward. <br /> <br />A brief discussion ensued regarding the screening of the dumpster enclosure. Mr. Parkhurst asked for a motion to <br /> <br />address SPR 08-24. Mr. Aramendia recommended approval of SPR 08-24 based on the staff report dated June 5, 2009 to <br /> <br />the Planning and Zoning Commission from Mr. Senzee as presented.
