Site plan review of Section 2 of the <br />Casselberry Trail project. <br /> <br />Mr. Charles Senzee, Planner, reviewed the information provided in his memorandum dated April <br /> <br />30, 2009, to the City of Casselberry Planning and Zoning Commission (a copy is on file in the Community <br /> <br />Development Department). Mr. Senzee said, should the Planning and Zoning Commission choose to <br /> <br />approve SPR 09-01 for the proposed Wirz Park Trail - Section 2, the approval would be based upon the <br /> <br />site plan dated April 27, 2009, the findings of fact and conclusions of the staff report dated April 30, 2009 <br /> <br />and the conditions outlined in the staff report which were: <br /> <br />1, The applicant shall provide the following corrections to the site plan prior to submitting for site <br />or building permits: <br />. The cover sheet and the plans shall be updated to reflect the new name of this project, <br />"Wirz Park Trail-Section 2" <br />. The School Board easement shall be identified on Sheets C-18 and C.19. A note <br />referencing this easement shall be included on the cover sheet. <br />. Property lines adjacent to the trail should be indicated with bolder lines in order to <br />eliminate any confusion regarding trail placement. <br />. "Cassleberry" shall be replaced with "Casselberry" on Sheet 1 of the topographic survey, <br />2. An easement agreement, between the Seminole County School Board and the City of <br />Casselberry, shall be executed that allows the City to place the subject trail on the existing <br />easement shown on Sheets C-18 and C-19, <br />3, All signage for the site shall conform to the City's Unified Land Development Regulations, All <br />proposed signage shall be submitted as a separate building permit. <br />4, All associated hardscape structures shall conform to the City's Unified Land Development <br />Regulations. Building permits are required for all hardscape structures. <br />5. The applicant shall provide a tree removal plan prior to the issuance of any building permit <br />associated with this project. The applicant shall coordinate with Community Development staff <br />to ensure that replacement trees are provided for the trees removed for this project. <br />6. Community Development staff shall perform and approve a landscape inspection prior to <br />completion of the Section 2 project. Any materials which do not meet the requirements of the <br />ULDR's shall be replaced prior to inspection approval. <br />7. No site engineering construction activities shall take place at the site until permits are issued <br />by the City's Public Works Department. <br />8, All permits from appropriate State and County agencies shall be obtained prior to the submittal <br />for a site engineering permit to the City's Public Works Department. <br />9. Any outstanding comments from the City's Fire Department shall be addressed prior to the <br />issuance of a building permit. <br />10. The site plan approval shall be valid for one year upon approval by the Planning and Zoning <br />Commission. An extension request may be submitted prior to the expiration of this approval. <br />
