Hwy 17-92 <br /> <br />I have completed a second review of the costs associated with the site and building improvements at <br />S. Hwy 17-92. While comparing the proposed improvements to the available CRA incentives I have <br />determined the following: <br /> <br />., Per Section G.1.t.3 of the CRA Urban Design Standards, the subject property is considered to <br />"Exempt Property" for the purposes of incentive calculations. This decision was reached based <br />upon the nature of the work performed by the property owner. <br />., The property does not meet the eligibility criteria for any of the project incentives offered in Section <br />C.t.f.4.f. These incentives are reserved for large scale projects with a minimum of 4 acres and 2 <br />million in development costs. <br />., The property does qualify for certain design incentives offered in Section C. 1. 1.4.2. These <br />incentives wif/ be made avatfable on a 50%,-50~s matchinq basis and shaff be awarded upon <br />completion of the <br />., Based upon section C.1.1.4.2 (C) a maximum of $3,000 may be awarded in incentives. This <br />funding shall be categorized as follows: <br /> <br />$1,500 maximum for repainting <br />$1,000 maximum for structural repairs <br />$500 maximum for minor repairs <br /> <br />$3,000 maximum <br /> <br />., The property owner's letter dated January 21, 2008 indicates that he has spent the following: <br />$7,600 for demolition and asbestos removal <br />$21,000 for parking lot and sidewalks <br />$17,000 for landscape/irrigation <br />$2,000 for paint and exterior upgrades <br /> <br />$47,600 total <br /> <br />The eRA incentive program only applies to those items which are required by the CRA's design standards. <br />Incentives may not be granted for the removal of structures which were illegally constructed or for the <br />addition of site features which are required by standard City development criteria. Therefore the only <br />expenditure which qualifies for any form of incentive is the $2,000 for the paint and exterior upgrades. <br />Since all incentives are available on a 50%-50% matching basis the property owner is eligible for $1000 in <br />awards. <br /> <br />www.casselberry.org <br />
