<br />Planning & Zoning Commission! <br />Local Planning Agency <br />March 25, 2009 <br />Page 2 <br /> <br />approval would be based upon the site plan dated February 27,2009, the findings of fact and conclusions of the staff <br /> <br />report dated March 19, 2009 and the conditions outlined in the staff report which were: <br /> <br />1. Approval of the following site plan modification request: <br />. Allow a 5 foot wide landscape strip along the southern property line in lieu of the required <br />7.5 feet. <br />2. The applicant shall correct the landscaping calculation chart shown on Sheet C-3 to match staff's chart <br />shown in this report. <br />3. The property shall pass landscaping, irrigation, and photometric inspections prior to completion of the <br />project or issuance of a Certificate of Occupancy. <br />4. The project shall conform to all elements of the CRD's Urban Design Standards. <br />5. All signage for the site shall conform to the City's Unified Land Development Regulations and the <br />Community Redevelopment District's Urban Design Standards. All proposed sign age shall be <br />submitted as a separate building permit. <br />6. All proposed and future mechanical equipment shall comply with the decibel levels as stated in Chapter <br />III, Article XVII, Section 3-17.4(G) of the Land Development Regulations <br />7. No outdoor storage of goods, materials, or vehicles shall be permitted. <br />8. No site engineering construction activities shall take place at the site until permits are issued by the <br />City's Public Works Department. <br />9. All permits from appropriate State and County agencies shall be obtained prior to the submittal for a site <br />engineering permit to the City's Public Works Department. <br />10. Any outstanding comments from the City's Fire Department shall be addressed prior to the issuance of <br />a building permit. <br />11. The site plan approval shall be valid for one year upon approval by the Planning and Zoning <br />Commission. An extension request may be submitted prior to the expiration of this approval. <br />12. All of the above conditions shall be fully and faithfully executed or the site plan shall become null and <br />void. <br /> <br />Mr. Parkhurst asked the applicant to come forward. Mr. Jack Reynolds, JHR Consultants, 312 Forest <br /> <br />Avenue, Altamonte Springs, Florida came forward. Mr. Reynolds said he has reviewed and concurs with staff's <br /> <br />recommendation. Mr. Reynolds felt the additional landscaping would enhance the site. <br /> <br />Mr. Parkhurst asked if there was anyone in the audience who wished to speak in favor of, or in opposition <br /> <br />to, the request. No one came forward. <br /> <br />Mr. Parkhurst asked for a motion to address SPR 08-21. Mr. Hale recommended approval of SPR 08-21 <br /> <br />based upon the site plan dated February 27,2009, the findings of fact and conclusions of law of the staff report dated <br /> <br />March 19,2009 and the site plan modification conditions as listed and as presented by Mr. Senzee. Mr. Aramendia <br /> <br />seconded the motion. The motion passed unanimously by voice vote. <br /> <br />Fourth Item of Business: Other Business <br />
