local governments and reviewing agencies; and reviewed the recommendations of the City of Casselberry Planning and Zoning Commission; and WHEREAS, the Comprehensive Plan map amendments adopted by this Ordinance comply with the requirements of the Local Government Comprehensive Planning and Land Development Regulation Act and the amendments are in the best interest of the public health, safety, and welfare of the citizens of the Casselberry, Florida, and serves a legitimate government interest. IT IS HEREBY ENACTED BY THE CITY OF CASSELBERRY, FLORIDA, AS FOllOWS: SECTION 1. The foregoing recitals are true and correct, and incorporated herein. SECTION 2. Authority. This Ordinance is adopted in compliance with, and pursuant to, the Local Government Comprehensive Planning and Land Development Regulations Act, Section 163.3184 and 163.3187, Florida Statutes. SECTION 3. That portion of the Future Land Use Plan Element referenced as the Future Land Use Map of Chapter 66, Section 66-29 of the City of Casselberry Code of Ordinances, as amended and supplemented, said Chapter adopting the Comprehensive Plan of the City of Casselberry, Florida, is hereby amended by adding the "TCEA Overlay District" to approximately 468 acres of those properties located east and west of US Hwy 17-92 from Seminola Blvd. to just south of SR 436 and north and south along SR 436 from just west of US Hwy 17-92 easterly to Lamplite Way. Said properties are also designated as the Community Redevelopment District. A copy of the amendment to the Future Land Use Map is attached hereto and by this reference incorporated herein as Exhibit "A" and hereby adopted pursuant to Florida Statutes.
