<br />Planning & Zoning Commission! <br />Local Planning Agency <br />October 25, 2006 <br />Page 2 <br /> <br />1. Approval of the following site design modifications: <br />- Modification to the orientation of the proposed building as stated in this staff report, <br />- 50% reduction to the required 30-foot western landscape buffer as stated in this staff report, <br />- 25% reduction to the required $17,600 contribution to the Casselberry Tree Bank. The required <br />contribution would then be $13,200. <br />2, The project shall conform to all elements of the CRD's Urban Design Standards, The project must be <br />reviewed and approved by the Community Redevelopment Agency prior to issuance of building permits. <br />3. The applicant shall provide the following corrections to the Landscaping Calculation Table on Sheet L-2. <br />- "Type D buffer" shall be replaced with "Type C buffer", <br />. All decimals shall be rounded up to the next whole number, <br />4, A Cross Access Easement along the rear drive aisle shall be recorded with Seminole County prior to the <br />approval of any site/construction permits. <br />5, All proposed and future lighting must comply with Chapter 3, Article X, Section 3-10,2 (6) of the Land <br />Development Regulations. <br />6. All signage for the site shall conform to the City's ULDR and shall be submitted as a separate building <br />permit. <br />7, Applicant shall coordinate with City staff to find suitable alternatives to the large canopy trees which are <br />proposed under the overhead utility lines. <br />8. The proposed generator and outdoor equipment shall comply with the decibel levels as stated in <br />Chapter III, Article XVII, Section 3-17.4(G) of the Land Development Regulations <br />9. No permit (building or site construction) shall be issued until the outstanding comments from City's <br />Public Works Department are addressed, <br />10. 10, All permits from appropriate State and County agencies shall be obtained prior to the submittal for a <br />site engineering permit to the City's Public Works Department. <br />11 ,No site engineering construction activities shall take place at the site until permits are issued by the <br />City's Public Works Department. <br />12. The site plan approval shall be valid for one year upon approval by the Planning and Zoning <br />Commission, An extension request must be submitted prior to the expiration. <br />13, All fees associated with site plan review shall be paid in full within 30 days of this Planning and Zoning <br />meeting. <br />14. All of the above conditions shall be fully and faithfully executed or the site plan shall become null and <br />void. <br /> <br />Mr, Kelley asked the applicant to come forward. Mr. Travis Sauder, 933 Lee Road, Orlando, Florida came <br /> <br />forward, The Commission had no questions for the applicant. <br />Mr. Kelley asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, <br /> <br />the request. Mr. John Casselberry, 700 South lost lake Lane, Casselberry, Florida came forward. Mr. Casselberry <br />questioned the number of trees being removed from the site, Mr. Casselberry said that there is a trend in <br />Casselberry to remove all the trees on the site and pay into the tree bank fund; however he hasn't heard about the <br /> <br />money being spent. <br />
