<br />Planning & Zoning Commission! <br />Local Planning Agency <br />July 12, 2006 <br />Page 4 <br /> <br />1, The variance is specifically for placement of the accessory structure in the front yard of the northern portion <br />of the property, as indicated in Attachment A, the property site plan, <br />2, The accessory structure shall meet all other site development criteria. <br />3. No other accessory structures shall be allowed on the property. <br />4. The accessory structure shall not be utilized for commercial purposes. <br />5. A building permit for the accessory structure shail be obtained from the City's Building Safety Bureau within <br />90 days of the approval by the Board of Adjustment and a final inspection shall be obtained within 180 days of <br />the issuance of the building permit. <br />6, All of the above conditions shall be fully and faithfully executed or the variance shall become null and void. <br /> <br />The Board of Adjustment's variance approval was discussed, <br /> <br />Mr. Kelley asked the applicant to come forward, Mr, Timon Cetto, 275 Ball Park Road, Casselberry, Florida came <br /> <br />forward. The type of building material required in the Community Redevelopment District was discussed. <br /> <br />Mr. Kelley asked if there was anyone in the audience who wished to speak in favor of, or in opposition to, the <br /> <br />request. No one came forward, <br /> <br />After a brief discussion, Mr. Kelley asked for a motion to address CU 06-13, Mr. Buchanan recommended <br /> <br />approval of CU 06-13 based on the staff report dated June 28, 2006 to the Planning and Zoning Commission including the <br /> <br />findings of fact and adding the following conditions: <br /> <br />1. Adding condition no, 7: "A continuous hedge must be planted along the western and northern walls of the <br />new structure", <br />2. Adding condition no, 8: "Requiring CRA approval of the building material and color prior to issuance of a <br />building permit", <br /> <br />Mr. Van Meter seconded the motion, The motion passed unanimously by voice vote. <br /> <br />Fourth Item of Business: Other Business. <br /> <br />Mr. Dorsten introduced Mr. Chuck Senzee, Planner, to the Planning and Zoning Commission, Mr. Dorsten stated <br /> <br />that the ordinance to add text to the Comprehensive Plan for adult entertainments in the Industrial Medium future land use <br /> <br />designation has been submitted to DCA for review. He said it has a 30-60 day turnaround review time. Mr, Dorsten stated <br /> <br />that amending Chapter 14, change to the ULDR text, the FLU map amendment and zoning amendment would move <br /> <br />forward. <br /> <br />A brief discussion ensued regarding the status of the Unicorp project. The conditions of approval for the La <br /> <br />Abundancia Bakery conditional use regarding conforming to the signage criteria were discussed, Mr. Dorsten said he <br /> <br />would research this matter, <br />
