<br />Board of Adjustment <br />June 22, 2006 <br />Page 2 <br /> <br />City staff supports the request. <br /> <br />Me Dorsten stated if the Board of Adjustment chooses to grant the variance request for the property located at <br /> <br />275 Ball Park Road to allow an 800 square foot accessory structure (to be utilized as a workshop/ storage shed) in the <br /> <br />front yard; the motion should be based upon the findings of fact and conclusions of the staff report dated June 16,2006, <br /> <br />the property site plan (Exhibit B) dated December 8, 2004, and the following conditions: <br /> <br />1. The accessory structure shall be placed in the northern portion of the property, as indicated in the property <br />site plan. <br />2. A conditional use approval for an accessory structure in excess of 500 square feet must be obtained from <br />the Planning & Zoning Commission prior to the issuance of a building permit. <br />3. The structure shall meet all other site development criteria. <br />4. No other accessory structures shall be allowed. <br />5. The accessory structure shall not be utilized for commercial purposes. <br />6. A building permit for the accessory structure shall be obtained from the City's Building Safety Bureau within <br />90 days of the approval by the Board of Adjustment and a final inspection shall be obtained with 180 days <br />of the issuance of the building permit. <br />7. All of the above conditions shall be fully and faithfully executed or the variance shall become null and void. <br /> <br />After a brief discussion, Mr. Billerbeck asked the applicant to come forward. In response to the Board's <br /> <br />question, Mr. Cetto said the structure is a metal building with siding and the color would match the existing house. Mr. <br /> <br />Cetto stated he would demolish the existing garage and construct a larger building. He said it will be a garage/storage <br /> <br />shed. <br /> <br />Mr. Billerbeck asked if there was anyone in the audience who wished to speak in favor of the request. No one <br /> <br />came forward. <br /> <br />There was no rebuttal by the City. <br /> <br />Mr. Billerbeck asked if there was anyone in the audience who wished to speak in opposition to the request. No <br /> <br />one came forward. <br /> <br />There were no general comments or closing statements by the applicant or staff. <br /> <br />Mr. Billerbeck asked for a motion for BA 06-05. Mr. Miller made a motion to approve BA 06-05 based on staff's <br /> <br />recommendations including the conditions of approval.
