<br />CITY OF CASSELBERRY <br /> <br />BOARD OF ADJUSTMENT <br /> <br />The City of Casselberry Board of Adjustment held a public hearing on Thursday, June 22, 2006, at 6:30 P.M., in <br /> <br />the Casselberry City Hall Commission Chambers, 95 Triplet Lake Drive, Casselberry, Florida. <br /> <br />Members present were: <br /> <br />Hal Billerbeck, Chairman <br />Jonathon Miller <br />Mary Anne Gauvin <br />Earl McMullen <br />Luis Guzman (alternate) <br /> <br />Members absent were: <br /> <br />Ed Bowman, Vice-Chairman <br /> <br />Staff members present: <br /> <br />Matt Dorsten, Planner <br />Joni Dixon, Sr. Staff Assistant <br /> <br />First Item of Business: Approval of Minutes for the public hearing held on Thursday, May 25, 2006. <br /> <br />Mr. Billerbeck stated the Chair would entertain a motion on the approval of the minutes for the public hearing <br /> <br />held on Thursday, May 25,2006. Mr. Miller moved to accept the May 25,2006 minutes. Mr. McMullen seconded the <br /> <br />motion. Motion passed unanimously by voice vote. <br /> <br />Second Item of Business: Disclosure of Ex-Parte communications. <br /> <br />There was no disclosure of ex-parte communications. <br /> <br />Third Item of Business: BA 06-05: 275 Ball Park Road - TimiQeon Cetto. Variance request to Chapter II, Article <br />VII, Section 2-7.9 "Accessory Structures," to allow an approximately 800 square foot accessory structure (to be <br />utilized as a workshop! storage shed) in a front yard. <br /> <br />Mr. Billerbeck asked the applicant to come forward. Mr. Timigeon Cetto, 275 Ball Park Road, Casselberry, <br /> <br />Florida came forward. Mr. Cetto stated he lives in a small house and he needs additional living and storage space. <br /> <br />Mr. Matt Dorsten, Planner, reviewed the background information and the analysis of the request, provided in his <br /> <br />memorandum to the Board of Adjustment, dated June 16, 2006 (a copy is on file in the Community Development <br /> <br />Department). Mr. Dorsten stated the variance application meets all of the criteria for granting of a variance; therefore, <br />
