"The proposed materials around the patiefbar shall be replaced with varieties which provide an adequate <br />visual buffer", <br /> <br />CU 08-07 <br /> <br />10, The applicant shall submit a landscape plan and elevation renderings showing that the paM bar is <br />visually screened from State Road 436, <br /> <br />Mr, Senzee said if the Planning and Zoning Commission chooses to approve SPR 08-14 for a 1,970 square <br /> <br />foot patio/bar addition and site modifications for Buffalo Wild Wings, located at 900 State Road 436, the approval <br /> <br />would be based upon the site plan dated August 5, 2008, the findings of fact and conclusions of the staff report dated <br /> <br />August 21,2008 and the conditions outlined in the staff report. The revised conditions of approval are as follows: <br /> <br />1. The applicant shall submit J revised landsoape plan to Community De'v'elopmont. This plan shall be <br />reviewed and appro'v'ed by Community Development staff prior to issuance of J site plan permit. This <br />landscape plan shall comply with ULDR ,^,rtiGle XIII and include the following: <br />.. The three existing trees along S,R, 136 shall be preserved, <br />.. Tho "slash pines" proposed on the plans shall be replaced ',....ith a more <br />Jppropriato species, <br />"---+he proposed materials around the patio/bar shall be replaced with <br />varieties '""hiGh provide an adequate visual buffer. <br />.. The "Multi trunk tree detail" on Sheet 09 shall be removed if no multi <br />trunk materials are proposed, <br />2, All proposed and future lighting must comply with Chapter 3, Article X, Section 3-10.2 (6), of the Land <br />Development Regulations. The property shall pass a photometric inspection prior to issuance of a <br />Certificate of Occupancy. <br />3. All proposed and future signage requires a separate building permit approval prior to installation, A <br />review of the proposed signage will occur at that time to ensure concurrence with the ULDR. <br />4, Any proposed or future equipment shall comply with the decibel levels as stated in Chapter III, Article <br />XVII, Section 3-17.4(G), of the Land Development Regulations, <br />5. No site engineering construction activities shall take place at the site until permits are issued by the <br />City's Public Works Department. <br />6. All permits from appropriate State and County agencies shall be obtained prior to the submittal for a <br />engineering permit to the City's Public Works Department. <br />7, Any outstanding comments from the City's Fire Department shall be addressed prior to City <br />Commission review. <br />8. The site plan approval shall be valid for one year upon approval by the Planning and Zoning <br />Commission, An extension request may be submitted prior to the expiration of this approvaL <br />9, No building construction or interior alterations shall take place until permits are issued by the City's <br />Building Division. <br />
