<br />Planning & Zoning Commissionl <br />Local Planning Agency <br />August 13, 2008 <br />Page 6 <br /> <br />Fifth Item of Business: SPR 08-13: LeQends. Site plan review for a 4,035 square foot addition to an existing office <br />building. Property located at 1375 State Road 436, Casselberry, Florida. <br /> <br />Mr. Senzee distributed and reviewed the utility relocation plan to the Planning and Zoning Commission (a copy is <br /> <br />attached and made a part of the minutes). Mr. Charles Senzee, Planner, reviewed the information provided in his <br /> <br />memorandum dated August 8,2008, to the City of Casselberry Planning and Zoning Commission (a copy is on file in the <br /> <br />Community Development Department). Mr. Senzee said the staff report indicates that the applicant recently added a new <br /> <br />fa9ade sign to the existing structure without the benefit of a permit; however, the applicant has since provided staff with a <br /> <br />copy of an approved 2007 sign age permit. In light of this information, Mr. Senzee requested the Planning and Zoning <br /> <br />Commission eliminate condition number 4 as it is no longer needed. <br /> <br />Mr. Senzee said if the Planning and Zoning Commission chooses to approve SPR 08-13 for a 4,035 square foot <br /> <br />addition to Legends Plaza, located at 1375 State Road 436, the approval would be based upon the site plan dated July 15, <br /> <br />2008, the findings of fact and conclusions of the staff report dated August 8, 2008 and the conditions outlined in the staff <br /> <br />report with the elimination of condition number 4. The following is a list of the conditions of approval: <br /> <br />1. The applicant shall provide the following corrections to the Site Plan prior to permit issuance. <br />-Sheet AS1 shall be revised to indicate a new 6' tall dumpster enclosure wall. <br />-An updated landscape plan shall be included. <br />2. All proposed and future lighting must comply with Chapter 3, Article X, Section 3-10.2 (6) of the Land <br />Development Regulations. The property shall pass a photometric inspection prior to issuance of a Certificate <br />of Occupancy. <br />3. All signage for the site shall conform to the City's ULDR, the CRD design standards, and the approved <br />Casselberry Exchange master sign plan. All proposed signage shall be submitted as a separate building <br />pe rm it. <br />1. 1\ sign permit for the newly installed fapde sign shoJI be reviowed and appr.o','ed prior to issuance of a <br />building pormit for the proposed addition. <br />5. The applicant shall submit a revised landscape plan to Community Development. This plan shall be <br />reviewed and approved by Community Development staff prior to issuance of a site plan permit. This <br />landscape plan shall indicate the locations of all existing and proposed landscape materials and shall comply <br />with ULDR Article XIII. <br />6. All proposed and future equipment shall comply with the decibel levels as stated in Chapter III, Article XVII, <br />Section 3-17.4(G) of the Land Development Regulations <br />7. No site engineering construction activities shall take place at the site until permits are issued by the City's <br />Public Works Department <br />8. All permits from appropriate State and County agencies shall be obtained prior to the submittal for a site <br />engineering permit to the City's Public Works Department. <br />9. Any outstanding comments from the City's Fire Department shall be addressed prior to City Commission <br />review. <br />10. The site plan approval shall be valid for one year upon approval by the Planning and Zoning Commission. <br />An extension request may be submitted prior to the expiration of this approval. <br />11. All of the above conditions shall be fully and faithfully executed or the site plan shall become null and void. <br />
