<br />City Commission Meeting <br />October 8, 2007 <br />Page 7 <br /> <br />The following is a listing of contributions and upgrades that will be provided by the developer in <br />conjunction with the project: (Value of upgrades approximately $1,593,000) <br /> <br />· Traffic Calming/Neck down improvements (Excluding the roundabout) <br />· Roundabout (with lighting and irrigation) <br />· Canary Date Palm and landscaping for the roundabout <br />· 2 Fountains for the retention pond <br />· Upgrade to black powder coated handrails <br />· Upgraded rear building fa~ade <br />· Decorative mast arms on 17-92 @ Live Oak <br />. 2 trails with sidewalks <br />. Tree Bank contribution <br />. Cart containment system <br />· Decorative onsite light poles, arms, fIxtures and bases <br />· Upgraded landscape on U.S. 17-92 <br />· Piping a portion of the northern ditch <br />· Sodding and irrigating the northern ditch <br /> <br />The upgrades provided by the developer were in exchange for the following site modifications: <br /> <br />· An increase in the maximum light pole height from 20' to 30'. Increase will <br />allow for a reduction in the overall number of light poles provided on site. <br />· 21% of the overall parking reduccd to 9.5' X 18' in lieu of the required 10' x 20'. <br />These smaller spaces are intended to serve as employee and seasonal overflow <br />parking. <br />· Elimination of required landscaping strips between head to head parking stalls. <br />· Allowance for an approximately 44' tall parapet and an approximately 50' tall <br />cupola which exceed the maximum height regulation. However, the external <br />walls of the structure will not exceed 30' <br /> <br />Staff indicated that Item 8 (Development Order) and Item 9 (Tree Bank Contribution) as stated in <br />the Planning and Zoning Commission Minutes of August 8, 2007 should be deleted from the site <br />plan modifications. <br /> <br />Staff Recommendation: Approval of the proposed site plan for the properties located within <br />Casselberry Exchange with the modification as stated. Approval of Resolution 07-1831 <br />authorizing the Site Development Agreement. <br /> <br />Tom Cloud, Esq., Gray Robinson, representing the applicant, stated that he concurred with staff <br />recommendations for conditions of approval. <br /> <br />Audience InDut: <br /> <br />1) Craig Tull, 420 Ranch Trail, Casselberry, Florida, voiccd concerns about the roundabout <br />as it relates to large trucks, i.e. enough room for a turn. Mr. Mullon stated that a large <br />apron in the roundabout was designed for very large trucks. <br />
