<br />hold GRANTOR harmless from and against any breach of the above representation and warranty <br />or any claims resulting therefrom, including, but not limited to, the cost of any remediation <br />resulting from the introduction of hazardous wastes or substances on the License Area or any <br />adjacent property also owned by GRANTOR. <br />d, GRANTEE, its officers, employees, agents, general contractor and the general <br />contractors' subcontractors, materialmen and suppliers shall, at all times during the term of this <br />License, in connection with their use of the License Area, comply with all health, police, and <br />safety statutes, ordinances and regulations governing the use of the License Area, <br />e. GRANTEE shall not permit liens or claims of any nature to be filed or charged against the <br />License Area as a result of the activities permitted pursuant to this License and shall give its <br />general contractor and all subcontractors, mechanics and materialmen written notice that <br />GRANTOR shall not be responsible for any cost, price, charge, fee or expense due them arising <br />out of their activities on the License Area, <br />f, During the term of this License, GRANTEE's activities pursuant to the License Area shall <br />ensure that access points of ingress or egress are maintained in order that the Masonic Lodge <br />operations are not interfered with, <br />g, If GRANTEE at any time breaches one or more of the provisions in this License, <br />GRANTOR may notify GRANTEE of such breach in writing. If such breach is not cured within <br />one (1) day following receipt of such notice by GRANTEE, GRANTOR may terminate <br />this License, <br />h, GRANTOR's remainder property shall benefit from provisions of the GRANTEE's Unified <br />Land Development Regulations that state that properties which have portions taken andlor used <br />for City road projects are not strictly subject to setback requirements and other requirements, as <br />set forth in the Unified Land Development Regulations, As such, GRANTEE shall permit <br />GRANTOR's use of the remainder property parking spaces be allowed to continue as a non- <br />conforming use in the after situation, as a result of the roundabout infrastructure improvements <br />constructed for the Project, This shall in no way be construed as a land use approval. <br />
