<br />23. Brokeraoe: Seller and Buyer acknowledge that there are no real estate brokers <br />involved in this transaction, and that no commission is due to anyone upon Closing of the <br />transaction. <br /> <br />24. 1031 Exchanoe: The parties mutually agree that Buyer and/or Seller may <br />structure this transaction as part of an exchange in such a manner as shall qualify under the <br />provisions of the Internal Revenue Service Code Section 1031. Buyer and Seller agree to <br />cooperate in executing contracts or documents necessary to the exchange. Buyer and <br />Seller shall bear all of their own costs and/or expenses not anticipated by this Contract or <br />occasioned by the exchange. This provision shall survive the closing. <br /> <br />25. Due Dilioence: Seller shall provide Buyer, within five business days from the date <br />of execution of this Contract, copies of the latest survey, existing environmental reports, <br />soils reports, groundwater reports, title reports, copy of title deed and any other <br />documentation that would affect the property. <br /> <br />26. Radon Gas: Notification pursuant to Florida Statute 404.056(8): "Radon is a <br />naturally occurring radioactive gas that, when it has accumulated in a building in sufficient <br />quantities, may present health risks to persons who are exposed to it over time. Levels of <br />radon that exceed federal and state guidelines have been found in buildings in Florida. <br />Additional information regarding radon and radon testing may be obtained from your county <br />public health unit." <br /> <br />27. Governino Law.
