ORDINANCE 25-1620 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, <br />AMENDING THE CITY'S OFFICIAL ZONING MAP AND CHANGING <br />THE ZONING CLASSIFICATION FROM CASSELBERRY R-9 (LOW <br />DENSITY SINGLE-FAMILY) TO CASSELBERRY RMF -13 (MEDIUM <br />DENSITY MULTIFAMILY) FOR THE PROPERTY WITH PARCEL <br />IDENTIFICATION NUMBER 09-21-30-506-0300-0050, TOTALING <br />APPROXIMATELY 0.59 ACRES, AS DESCRIBED IN SECTION I OF <br />THIS ORDINANCE; PROVIDING FOR CONFLICTS, SEVERABILITY, <br />AND AN EFFECTIVE DATE. <br />WHEREAS, the subject property described in attached "Attachment A" (Property) is <br />within the corporate boundaries of the City of Casselberry (City); and <br />WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a <br />public hearing with due public notice to consider this Official Zoning Map amendment; and <br />WHEREAS, the Property is designated Medium Density Residential on the City's Future <br />Land Use Map (FLUM) of the Comprehensive Plan; and <br />WHEREAS, the RMF -13 (Medium Density Multifamily) zoning district is consistent with <br />the City's Medium Density Residential FLUM designation; and <br />WHEREAS, a public hearing considering the inclusion of the Property within the RMF - <br />13 (Medium Density Multifamily) zoning district has been duly held in the City of Casselberry, <br />Florida, and, at such hearing, interested parties and citizens were heard; and <br />WHEREAS, after said public hearing, the City Commission of the City of Casselberry, <br />Florida, determined that the requested zoning change is consistent with the City's Comprehensive <br />Plan FLUM and is in compliance with all applicable procedures of the Unified Land Development <br />Regulations of the City of Casselberry, Florida; and <br />WHEREAS, based on the foregoing, the City Commission of the City of Casselberry has <br />determined the zoning classification of said property shall be RMF -13 (Medium Density <br />Multifamily), as that district is defined in Articles IV and V of Chapter 1I, as amended and <br />supplemented, of the Unified Land Development Regulations, Code of Ordinances of the City of <br />Casselberry, Florida. <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE <br />CITY OF CASSELBERRY, FLORIDA, AS FOLLOWS: <br />SECTION I. That the Official Zoning Map established in Chapter Il, Article IV, Section <br />2-4.3. of the Unified Land Development Regulations of the Code of Ordinances of the City of <br />Casselberry Florida, as amended and supplemented, be, and the same is, hereby amended to <br />designate the Property described in "Attachment A", consisting of approximately 0.59 acres, from <br />City of Casselberry R-9 (Low Density Single -Family) to City of Casselberry RMF -13 (Medium <br />Density Multifamily), as shown in "Attachment B". <br />SECTION II. CONFLICTS. All Ordinances or parts of Ordinances in conflict with any <br />of the provisions of this Ordinance are hereby repealed to the extent of the conflict. <br />
