Wells, AICP, <br />Community Development Director <br />95 Triplet Lake Drive <br />Casselberry, FL 32707 <br /> <br />ORDINANCE # 02-1075 <br /> <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, AMENDING THE CITY OF <br />CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN ARTICLE IV, SECTION 2- <br />4.3, UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF CASSELBERRY, <br />FLORIDA, AS AMENDED AND SUPPLEMENTED; ESTABLISHING THE ZONING <br />CLASSIFICATION OF COMMERCIAL SERVICES (CS) FOR THAT PARCEL DESCRIBED <br />IN SECTION I OF THIS ORDINANCE; PROVIDING FOR CONFLICTS, SEVERABILITY, <br />CODIFICATION AND AN EFFECTIVE DATE. <br /> <br />Whereas, a Public Hearing on the question of amending the current Seminole County C-2 zoning <br />classification of the property hereinafter described has been duly held in the City of Casselberry, Florida and at <br />such hearing, interested parties and citizens for and/or against the proposed establishment of the City of <br />Casselberry CS zoning classification were heard; and <br />Whereas, the property hereinafter described is designated as Commercial on the Casselberry <br />Comprehensive Plan Future Land Use Map; and <br />Whereas, the CS zoning classification is consistent with the Commercial Future Land Use Map <br />designation; and <br />Whereas, after said Public Hearing, the City Commission of the City of Casselberry, Florida, has <br />determined that the zoning classification of said property shall be established as CS as that classification is <br />defined in Articles IV and V of Chapter II, as amended and supplemented, of the Unified Land Development <br />Regulations, Code of Ordinances of the City of Casselberry, Florida. <br /> <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF CASSELBERRY, <br />FLORIDA, AS FOLLOWS: <br /> <br />SECTION I. That the Official Zoning Map established in Article IV Section 2-4.3 of the Unified Land <br />Development Regulations of the Code of Ordinances of the City of Casselberry, Florida, as amended and <br />supplemented, for those parcels of land located west of SR 436 and south of Casselton Drive extended, more <br />specifically described as follows: <br /> <br />LEG SEC34 TWP 21S RGE 30E BEG 939.14 FTS2 DEG 28 MIN 41 SEC EOF NWCOR OFSW 1/4 <br />OF SW 1/4 RUN N 88 DEG 3 MIN 35 SEC E 511.06 FT S 23 DEG 54 MIN 25 SEC E 414.77 FT S 88 <br />DEG 3 MIN 35 SEC W 662.61 FT N 2 DEG 28 MIN 41 SEC W 384.72 FT TO BEG (5.1826 AC) <br />is hereby amended and given the CS zoning district classification. <br /> <br />Ordinance No. 02-1075 <br />Page 1 <br />
