Semlnola Boulevard Overlay Dislrlcl. The City shall apply additional land <br />use and design conditions to all new development and redevelopment within the Seminola <br />Boulevard Overlay District. There are two distinct sub-areas within the overlay district with <br />specific land use and design conditions for each sub-area. The Overlay District and sub-areas, <br />phases I and II are depicted on the City's Future Land Use Map. <br /> <br />Phase I Sub-Area: All new development and redevelopment within the Phase I sub-area of <br />the Seminola Blvd. overlay district shall conform to the findings of the "Seminola Boulevard <br />Small Area Study" approved by the City Commission to the greatest extent possible. <br /> <br />Phase II Sub-Area: All new development and redevelopment within the Phase II sub-area <br />of the Seminola Blvd. overlay district shall conform to the findings and conceptual plan of <br />the "Seminola Dog Track Small Area Study" and the subsequent "Seminola Dog Track <br />Redevelopment Design Guidelines" (SDTR) as approved by the City Commission to the <br />greatest extent possible. <br /> <br />SECTION II. Conflicts. All Ordinances or parts of Ordinances in conflict with any of the provisions <br />of this Ordinance are hereby repealed. <br /> <br />SECTION III. Severabilitv. If any Section or portion of a Section of this Ordinance proves to be <br />invalid, unlawful, or unconstitutional, it shall not be held to invalidate or impair the validity, force, or effect <br />of any other Section or part of this Ordinance. <br /> <br />Ordinance No. 02-1062 <br />Page 2 <br />
