<br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, AMENDING THE CITY OF
<br />CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN ARTICLE IV, SECTION 2-4.3, UNIFIED
<br />LAND DEVELOPMENT REGULATIONS OF THE CITY OF CASSELBERRY, FLORIDA, AS AMENDED
<br />AND SUPPLEMENTED; ESTABLISHING THE ZONING CLASSIFICATION OF RMF-20 (RESIDENTIAL
<br />MULTI-FAMILY, 20 DWELLING UNITS PER ACRE); ESTABLISHING THE ZONING CLASSIFICATION
<br />OF PMX-H(PLANNED MIXED USE, HIGH INTENSITY); ESTABLISHING THE ZONING
<br />CLASSIFICATION OF CG (COMMERCIAL GENERAL); ESTABLISHING THE WNING
<br />CLASSIFICATION OF R-8 (SINGLE FAMILY, 8,000 SQUARE FOOT LOTS); AND ESTABLISHING OR
<br />(OFFICE RESIDENTIAL) FOR THOSE PARCELS DESCRIBED IN SECTIONS I THROUGH VIII OF THIS
<br />ORDINANCE; PROVIDING FOR CONFLICTS, SEVERABILITY, CODIFICATION AND AN EFFECTIVE
<br />DATE.

<br />Whereas, a Public Hearing on the question of establishing zoning classifications of the properties hereinafter
<br />described has been du1y held in the City of Casselberry, Florida and at such hearing, interested parties and citizens for
<br />and/or against the proposed establishment of zoning classifications were heard; and
<br />
<br />Whereas, the properties hereinafter described are designated as Commercial, High Intensity Non-
<br />ResidentiallMedium Density Residential, High Density Residential, Office-Residential, and Low Density Residential, as
<br />appropriate, on the Casselberry Comprehensive Plan Future Land Use Map; and
<br />
<br />Whereas, the CG, RMF-20, PMX-H, OR, or R-8zoning classifications are consistent with the appropriate Future
<br />Land Use Map designations; and
<br />
<br />Whereas, after said Public Hearing, the City Commission of the City of Casselberry, Florida, has determined that
<br />the zoning classifications of said properties shall be established as CG (Commercial General), RMF-20 (Residential
<br />Multi-family 20 duJacre), OR (Office-Residential), PMX-H (Planned Mixed Use-High), or R-8 (Single Family 8,000
<br />square foot lots) as those classifications are defined in Articles IV and V of Chapter II, as amended and supplemented, of
<br />the Unified Land Development Regulations, Code of Ordinances of the City of Casselberry, Florida, and
<br />
<br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF CASSELBERRY,
<br />FLORIDA, AS FOLLOWS:

<br />SECTION I. (ZB-00-08) That the Official Zoning Map established in Article IV Section 2-4.3 of the Unified
<br />Land Development Regulations of the Code of Ordinances of the City of Casselberry, Florida, as amended and
<br />supplemented, and is hereby amended and given the zoning district classification as follows: RMF-20 (Residential Multi-
<br />Family, 20 duJac.) as that classification is defined in Articles IV and V of Chapter II, as amended and supplemented, of
<br />the Unified Land Development Regu1ations, Code of Ordinances of the City of Casselberry, Florida for that parcel of land
<br />located on the north side of Howell Branch Road and west of Semoran Blvd., more specifically described as: LEG SEC
<br />28 TWP 21S RGE 30E BEG 440 FTN OF S 1/4 COR RUN N 880 FT W 330 FT S 330 FT W 396 FT S 550 FT E 121.72
<br />FT N 70.01 FT E 480.02 FT S 70 FT E 120 FT TO BEG, and SEC 28 TWP 21S RGE 30E BEG 30 FT N OF S 1/4 COR
<br />RUN W 11 CH N 410 FT E 121.72 FT N 70.01 FT E 480.02 FT S 70 FT E 120 FT S 410 FT TO BEG (LESS RD) and as
<br />shown in Exhibit I.

<br />SECTION II. (ZB-00-09) That the Official Zoning Map established in Article IV Section 2-4.3 of the Unified
<br />Land Development Regu1ations of the Code of Ordinances of the City of Casselberry, Florida, as amended and
<br />supplemented, and is hereby amended and given the zoning district classification as follows: RMF-20 (Residential Multi-
<br />Family, 20 duJac.) as that classification is defined in Articles IV and V of Chapter II, as amended and supplemented, of
<br />the Unified Land Development Regulations, Code of Ordinances of the City of Casselberry, Florida for that parcel of land
<br />located on the east side of Semoran Blvd. at Lake Howell Road, more specifically described as Section 28, Twn. 21, Rng
<br />30, Units 1-18, Bldgs A-K, Marbeya Oub Condominiums, PB 24, PGS 56-59, plus common areas and as shown in Exhibit 2.

<br />SECTION III. (ZB-OO-IO) That the Official Zoning Map established in Article IV Section 2-4.3 of the Unified
<br />Land Development Regulations of the Code of Ordinances of the City of Casselberry, Florida, as amended and
<br />supplemented, and is hereby amended and given the zoning district classification as follows: CG (Commercial General) as
<br />those classifications are defined in Articles IV and V of Chapter II, as amended and supplemented, of the Unified Land
<br />Development Regulations, Code of Ordinances of the City of Casselberry, Florida. for those parcels of land located on
<br />four comers of Semoran Blvd. and Howell Branch Road, more specifically described in Exhibits 3 and 4.

<br />SECTION IV. (ZB-OO-II) That the Official Zoning Map established in Article IV Section 2-4.3 of the Unified
<br />Land Development Regulations of the Code of Ordinances of the City of Casselberry, Florida, as amended and
<br />supplemented, and is hereby amended and given the zoning district classification as follows: PMX-H (Planned Mixed
<br />Use-High) as that classification is defined in Articles IV and V of Chapter II, as amended and supplemented, of the
<br />Unified Land Development Regulations, Code of Ordinances of the City of Casselberry, Florida for that parcel of land
<br />located on the west side of Semoran Blvd. south of Lake Howell Road, more specifically described in Exhibits 5 and 6.

<br />SECTION V. (ZB-00-12) That the Official Zoning Map established in Article IV Section 2-4.3 of the Unified
<br />Land Development Regulations of the Code of Ordinances of the City of Casselberry, Florida, as amended and
