<br />ORDINANCE # 99-973 <br /> <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, AMENDING THE CITY OF <br />CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN ARTICLE IV, SECTION 2-4.3, UNIFIED <br />LAND DEVELOPMENT REGULATIONS OF THE CITY OF CASSELBERRY, FLORIDA, AS AMENDED <br />AND SUPPLEMENTED; ESTABLISHING THE ZONING CLASSIFICATION OF CG (COMMERCIAL <br />GENERAL) FOR THAT PARCEL DESCRIBED IN SECTION I OF THIS ORDINANCE; PROVIDING FOR <br />CONFLICTS, SEVERABILITY, AND AN EFFECTIVE DATE. <br /> <br />Whereas, a Public Hearing on the question of establishing zoning classification of the property hereinafter <br />described has been duly held in the City of Casselberry. Florida and at such hearing, interested parties and citizens for <br />and/or against the proposed establishment of zoning classification were heard; and <br /> <br />Whereas, the property hereinafter described is designated as C (Commercial) on the Casselberry Comprehensive <br />Plan Future Land Use Map; and <br /> <br />Whereas, the CG (Commercial General) zoning classification is consistent with the C (Commercial) Future Land <br />Use Map designation; and <br /> <br />Whereas, after said Public Hearing, the City Commission ofthe City of Casselberry, Florida, has determined that <br />the zoning classification of said property shall be established as CG (Commercial General) as that classification is defined <br />in Articles IV and V of Chapter II, as amended and supplemented, of the Unified Land Development Regulations, Code of <br />Ordinances of the City of Casselberry, Florida, and <br /> <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF CASSELBERRY, <br />FLORIDA, AS FOLLOWS: <br /> <br />SECTION I. That the Official Zoning Map established in Article IV Section 2-4.3 of the Unified Land <br />Development Regulations of the Code of Ordinances of the City of Casselberry, Florida, as amended and supplemented, <br />for those parcels ofland located on the eastside of S.R. 436 at Fern Park Blvd., more specifically described as follows: <br /> <br />Sec 17, Twn 21S, Rng 30E, Beg NEe of SW 'A of SE lA, Run W 540.31 ft. S 47 DEG 12 min 42 sec E 25.94 ft S 42 DEG <br />47 min 18 sec W 250 ft S 47 DEG 12 MIN42 Sec E 203.38 ft N 42 deg 47 min 18 sec E 250 ft S 47 deg 12 min 42 sec E <br />522.76 ft N 508.87 ft to Beg. LESS the easterly 100 ft. <br /> <br />and is hereby amended and given the zoning district classification as follows: <br /> <br />CG (Commercial General) as that classification is defined in Articles IV and V of Chapter II, as amended and <br />supplemented, of the Unified Land Development Regulations, Code of Ordinances of the City of Casselberry, Florida. <br /> <br />SECTION II. Conflicts. All Ordinances or parts of Ordinances in conflict with any of the provisions of this <br />Ordinance are hereby repealed. <br /> <br />SECTION III. Severability. If any Section or portion of a Section of this Ordinance proves to be invalid, <br />unlawful, or unconstitutional, it shall not be held to invalidate or impair the validity, force, or effect of any other <br />Section or part of this Ordinance. <br /> <br />SECTION IV. Effective Date. This Ordinance shall become effective ten (10) days after its passage and <br />adoption. ~ <br /> <br />FIRST READING this 0~ day of .
