Wells, AICP <br />Community Development Director <br />City of Casselberry <br />95 Triplet Lake Drive <br />Casselberry, Florida 32707 <br /> <br />ORDINANCE No. 05-1170 <br /> <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, AMENDING <br />THE CITY OF CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN <br />ARTICLE IV, SECTION 2-4,3, UNIFIED LAND DEVELOPMENT REGULATIONS <br />OF THE CITY OF CASSELBERRY, FLORIDA, AS AMENDED AND <br />SUPPLEMENTED; ESTABLISHING THE OFFICIAL ZONING <br />CLASSIFICATIONS FOR THOSE SPECIFIC PARCELS DESCRIBED IN <br />SECTION I OF THIS ORDINANCE IN ACCORDANCE WITH THE "WESTSIDE <br />SMALL AREA STUDY CONCEPTUAL PLAN;" PROVIDING FOR CONFLICTS, <br />SEVERABILITY, CODIFICATION AND EFFECTIVE DATE. <br />, <br /> <br />WHEREAS, the properties described in Section I are located within the corporate <br />boundary of the City of Casselberry; and <br /> <br />WHEREAS, the City of Casselberry Community Development Department conducted a <br />detailed and thorough Small Area Study of that portion of the City located west of US Highway 17- <br />92; and <br /> <br />WHEREAS, the study produced the 'Westside Small Area Study Conceptual Plan," <br />attached hereto as "Exhibit A" which formed the basis for Future Land Use Policy FLU 1.20 and the <br />basis for the establishment of the 'Westside Overlay District" which was formally adopted by the <br />Casselberry City Commission on January 10, 2005; and <br /> <br />WHEREAS, the 'Westside Small Area Study" determined that the current Official Zoning <br />Map classifications of the subject properties are currently inconsistent with the existing and <br />proposed Future Land Use Map designations of thóse properties; and <br /> <br />WHEREAS, the Casselberry Community Development Department has begun the <br />implementation of the goals, objectives and policies of the adopted 'Westside Small Area Study <br />Conceptual Plan" by administratively amending the Official Zoning Map classification of subject <br />properties located within the study area; and <br /> <br />City of Casselberry, Florida <br />Ordinance No. 05-1170 <br />Page 1 of 5 <br />
