Wells, AICP Community Development Director City of Casselberry 95 Triplet Lake Drive Casselberry, Florida 32707 ORDINANCE No. 05-1170 AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, AMENDING THE CITY OF CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN ARTICLE IV, SECTION 2-4,3, UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; ESTABLISHING THE OFFICIAL ZONING CLASSIFICATIONS FOR THOSE SPECIFIC PARCELS DESCRIBED IN SECTION I OF THIS ORDINANCE IN ACCORDANCE WITH THE "WESTSIDE SMALL AREA STUDY CONCEPTUAL PLAN;" PROVIDING FOR CONFLICTS, SEVERABILITY, CODIFICATION AND EFFECTIVE DATE. , WHEREAS, the properties described in Section I are located within the corporate boundary of the City of Casselberry; and WHEREAS, the City of Casselberry Community Development Department conducted a detailed and thorough Small Area Study of that portion of the City located west of US Highway 17- 92; and WHEREAS, the study produced the 'Westside Small Area Study Conceptual Plan," attached hereto as "Exhibit A" which formed the basis for Future Land Use Policy FLU 1.20 and the basis for the establishment of the 'Westside Overlay District" which was formally adopted by the Casselberry City Commission on January 10, 2005; and WHEREAS, the 'Westside Small Area Study" determined that the current Official Zoning Map classifications of the subject properties are currently inconsistent with the existing and proposed Future Land Use Map designations of thóse properties; and WHEREAS, the Casselberry Community Development Department has begun the implementation of the goals, objectives and policies of the adopted 'Westside Small Area Study Conceptual Plan" by administratively amending the Official Zoning Map classification of subject properties located within the study area; and City of Casselberry, Florida Ordinance No. 05-1170 Page 1 of 5
