Wells, AICP, <br />Community Development Director <br />95 Triplet Lake Drive <br />Casselberry, FL 32707 <br /> <br />ORDINANCE # 04-1146 <br /> <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, AMENDING THE CITY <br />OF CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN ARTICLE IV, <br />SECTION 2-4.3, UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; ESTABLISHING <br />THE ZONING CLASSIFICATION OF RMF-20 (MULTI-FAMILY, 20 DWELLING UNITS <br />PER ACRE) AND CG (COMMERCIAL GENERAL) FOR THOSE PARCELS DESCRIBED <br />IN SECTION I OF THIS ORDINANCE; PROVIDING FOR CONFLICTS, SEVERABILITY, <br />CODIFICATION AND AN EFFECTIVE DATE. <br /> <br />Whereas, the property described in Section I was annexed into the City of Casselberry on January <br />12,2004;and <br /> <br />Whereas, a Public Hearing on the question of amending the current Seminole County R-3 and <br />Seminole County C-2 zoning classifications of the properties hereinafter described has been duly held in <br />the City of Casselberry, Florida and at such hearing, interested parties and citizens for and/or against the <br />proposed establishment of the City of Casselberry RMF-20 and CG zoning classification were heard; and <br /> <br />Whereas, the properties hereinafter described are designated as High Density Residential and <br />Commercial on the Casselberry Comprehensive Plan Future Land Use Map; and <br /> <br />Whereas, the RMF-20 and CG zoning classifications are consistent with the High Density <br />Residential and Commercial Future Land Use Map designations, respectively; and <br /> <br />Whereas, after said Public Hearing, the City Commission of the City of Casselberry, Florida, has <br />determined that the zoning classification of said properties shall be established as RMF-20 and CG as that <br />classification is defined in Articles IV and V of Chapter II, as amended and supplemented, of the Unified <br />Land Development Regulations, Code of Ordinances of the City of Casselberry, Florida, and <br /> <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF CASSELBERRY, <br />FLORIDA, AS FOLLOWS: <br /> <br />SECTION I. That the Official Zoning Map established in Article IV Section 2-4.3 of the Unified Land <br />Development Regulations of the Code of Ordinances of the City of Casselberry, Florida, as amended and <br />supplemented, for those parcels of land located at 132 Monarch Circle, 229 Maltese Circle and 555 SR <br />436, more specifically described as follows: <br /> <br />Lot 1K: LEG SEC 20 TWP 21S RGE 30E BEG NW COR OF NE 1/4 OF NE 1/4 RUN E 203.21 FT S 47 <br />DEG 12 MIN 42 SEC E 385 FT S 42 DEG 47 MIN 18 SEC W 711.94 FT W 101.5 FT N 784.37 FT E <br />102.37 FT TO BEG <br /> <br />Ordinance No. 04-1146 <br />Page 1 of 2 <br />
