<br />City's platting process. Years later, lots are offered for sale that do not meet minimum lot sizes, setbacks or <br />other development requirements. Often the only way to sell these nonconforming lots is through cash sales <br />as banks will not finance these lands. <br /> <br />Minimum lot size requirements can be a hindrance to redevelopment, especially in areas of redevelopment <br />from residential to non-residential uses. Higher intensity zonings, such as commercial and industrial, <br />require larger lot acreage to accommodate the increased building size, stormwater, parking and traffic <br />circulation requirements. Strict adherence to these requirements means that aggregation of land is a <br />necessary prerequisite t successful redevelopment. Table 5 shows the required minimum lot size for the <br />zoning categories in the study area <br /> <br />A review of plats in the southern sub-area shows a historical trend toward lot size reduction. Review of the <br />original plats for the area indicate lot sizes throughout the southern sub-area that range from 40,000 sq. ft. <br />to 44,800 sq. ft. These lot sizes are indicative of land along Concord Drive, Melody Lane, Oleander Way, <br />Orange Lane and Anchor Road. These lots were platted in the 1920's. Over the years, many of these lots <br />were split and replatted to accommodate duplex and single family development into lots ranging in size <br />from 6,420 sq. ft. to 13,500 sq. ft. When the FLUM designated many of these lots as industrial uses, the lot <br />sizes for properties on the south side of Oleander Way, the north side of Melody Lane, Anchor Road, <br />Michele Ct. and Orange Lane became areas of concern.
