Wells, AICP, <br />Community Development Director <br />95 Triplet Lake Drive <br />Casselberry, FL 32707 <br /> <br />ORDINANCE # 04-1140 <br /> <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, AMENDING THE CITY <br />OF CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN ARTICLE IV, <br />SECTION 2-4.3, UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; ESTABLISHING <br />THE ZONING CLASSIFICATION OF I (INDUSTRIAL) FOR THOSE PARCELS <br />DESCRIBED IN SECTION I OF THIS ORDINANCE; PROVIDING FOR CONFLICTS, <br />SEVERABILITY, CODIFICATION AND AN EFFECTIVE DATE. <br /> <br />Whereas, the properties described in Section I were annexed into the City of Casselberry on May <br />24, 2004; and <br /> <br />Whereas, a Public Hearing on the question of amending the current Seminole County R-1A (low <br />density residential) and A-1 (Agricultural) zoning classification of the properties hereinafter described has <br />been duly held in the City of Casselberry, Florida and at such hearing, interested parties and citizens for <br />and/or against the proposed establishment of the City of Casselberry I (Industrial) zoning classification <br />were heard; and <br /> <br />Whereas, the properties hereinafter described are designated as IND (Industrial) on the <br />Casselberry Comprehensive Plan Future Land Use Map; and <br /> <br />Whereas, the I zoning classification is consistent with the Industrial Future Land Use Map <br />designation; and <br /> <br />Whereas, after said Public Hearing, the City Commission of the City of Casselberry, Florida, has <br />determined that the zoning classification of said properties shall be established as I (Industrial) as that <br />classification is defined in Articles IV and V of Chapter II, as amended and supplemented, of the Unified <br />Land Development Regulations, Code of Ordinances of the City of Casselberry, Florida, and <br /> <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF CASSELBERRY, <br />FLORIDA, AS FOLLOWS: <br /> <br />SECTION I. That the Official Zoning Map established in Article IV Section 2-4.3 of the Unified Land <br />Development Regulations of the Code of Ordinances of the City of Casselberry, Florida, as amended and <br />supplemented, for those parcels of land located at Concord Dr., Anchor Rd., and Oleander Way, more <br />specifically described as follows: <br /> <br />LEG LOTS 1 TO 4 & 14 TO 16 BLK C FERN PARK ESTATES PB 5 PG 11 <br /> <br />is hereby amended and given the I zoning district classification. That classification is defined in Articles IV <br />and V of Chapter II, as amended and supplemented, of the Unified Land Development Regulations, Code <br />of Ordinances of the City of Casselberry, Florida. <br /> <br />Ordinance No. 04-1140 <br />Page 1 of 2 <br />
