Wells, AICP, <br />Community Development Director <br />95 Triplet Lake Drive <br />Casselberry, FL 32707 <br /> <br />ORDINANCE # 04·1134 <br /> <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, AMENDING THE CITY <br />OF CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN ARTICLE IV, <br />SECTION 2-4.3, UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; ESTABLISHING <br />THE ZONING CLASSIFICATION OF CG (COMMERCIAL GENERAL) FOR THOSE <br />PARCELS DESCRIBED IN SECTION I OF THIS ORDINANCE; PROVIDING FOR <br />CONFLICTS, SEVERABILITY, CODIFICATION AND AN EFFECTIVE DATE. <br /> <br />Whereas, the property described in Section I was annexed into the City of Casselberry on April 26, <br />2004; and <br /> <br />Whereas, a Public Hearing on the question of amending the current Seminole County C-2 zoning <br />classification of the property hereinafter described has been duly held in the City of Casselberry, Florida <br />and at such hearing, interested parties and citizens for and/or against the proposed establishment of the <br />City of Casselberry CG zoning classification were heard; and <br /> <br />Whereas, the property hereinafter described is designated as Commercial on the Casselberry <br />Comprehensive Plan Future Land Use Map; and <br /> <br />Whereas, the CG zoning classification is consistent with the Commercial Future Land Use Map <br />designation; and <br /> <br />Whereas, after said Public Hearing, the City Commission of the City of Casselberry, Florida, has <br />determined that the zoning classification of said property shall be established as CG (Commercial General) <br />as that classification is defined in Articles IV and V of Chapter II, as amended and supplemented, of the <br />Unified Land Development Regulations, Code of Ordinances of the City of Casselberry, Florida, and <br /> <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF CASSELBERRY, <br />FLORIDA, AS FOLLOWS: <br /> <br />SECTION I. That the Official Zoning Map established in Article IV Section 2-4.3 of the Unified Land <br />Development Regulations of the Code of Ordinances of the City of Casselberry, Florida, as amended and <br />supplemented, for those parcels of land located at 201 SR 436, more specifically described as follows: <br /> <br />LEG BEG N 32 DEG 9 MIN 8 SEC E 383.74 FT OF W MOST COR LOT 1 RUN N 32 DEG 9 MIN 8 SEC E 150 FT S <br />57 DEG 47 MIN 22 SEC E 170 FT S 32 DEG 9 MIN 8 SEC W 150 FT N 57 DEG 47 MIN 22 SEC W 170 FT TO BEG <br />FERNWOOD PlAZA PB 13 PG 95 <br /> <br />is hereby amended and given the CG zoning district classification.
