ORDINANCE 24-1603 AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO AMEND THE CITY OF CASSELBERRY OFFICIAL ZONING MAP AS ESTABLISHED IN CHAPTER II, ARTICLE IV, SECTION 2-4.3, OF THE UNIFIED LAND DEVELOPMENT REGULATIONS, CODE OF ORDINANCES OF THE CITY OF CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; AMENDING THE ZONING CLASSIFICATION FROM R-12.5 (LOW DENSITY SINGLE-FAMILY RESIDENTIAL) TO RMF -13 (MEDIUM DENSITY MULTI -FAMILY RESIDENTIAL) FOR APPROXIMATELY 0.85 ACRES, LOCATED AT 329 SEMINOLA BLVD, AS DESCRIBED IN SECTION I OF THIS ORDINANCE; PROVIDING FOR CONFLICTS, SEVERABILITY, AND AN EFFECTIVE DATE. WHEREAS, the subject property described in attached "Attachment A" ("Property") is within the City of Casselberry; and WHEREAS, the Property is designated as Medium Density Residential (MDR) on the City's Future Land Use Map (FLUM) designation and is currently zoned RMF -12.5 (Low Density Single -Family Residential), which are inconsistent land entitlements according to the City's Comprehensive Plan; and WHEREAS, the proposed RMF -13 (Medium Density Multi -Family Residential) zoning district is consistent with the City's MDR FLUM designation; and WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a public hearing with due public notice to consider this Official Zoning Map amendment; and WHEREAS, after said public hearing, the City Commission of the City of Casselberry, Florida, determined that the requested zoning amendment is consistent with the City's Comprehensive Plan FLUM and is in compliance with all applicable procedures of the Unified Land Development Regulations, Code of Ordinances of the City of Casselberry, Florida.; and NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE CITY OF CASSELBERRY, FLORIDA, AS FOLLOWS: SECTION I. That the Official Zoning Map established in Chapter II, Article IV, Section 2-4.3. of the Unified Land Development Regulations of the Code of Ordinances of the City of Casselberry, Florida, as amended and supplemented, be, and the same is, hereby amended to designate the Property described in "Attachment A," consisting of approximately 0.85 acres, from R-12.5 (Low Density Single -Family Residential) to RMF -13 (Medium Density Multi -Family Residential), as shown in "Attachment B". SECTION II. CONFLICTS. All Ordinances or parts of Ordinances in conflict with any of the provisions of this Ordinance are hereby repealed to the extent of the conflict.
