ORDINANCE 24-1603 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO <br />AMEND THE CITY OF CASSELBERRY OFFICIAL ZONING MAP AS <br />ESTABLISHED IN CHAPTER II, ARTICLE IV, SECTION 2-4.3, OF THE <br />UNIFIED LAND DEVELOPMENT REGULATIONS, CODE OF <br />ORDINANCES OF THE CITY OF CASSELBERRY, FLORIDA, AS <br />AMENDED AND SUPPLEMENTED; AMENDING THE ZONING <br />CLASSIFICATION FROM R-12.5 (LOW DENSITY SINGLE-FAMILY <br />RESIDENTIAL) TO RMF -13 (MEDIUM DENSITY MULTI -FAMILY <br />RESIDENTIAL) FOR APPROXIMATELY 0.85 ACRES, LOCATED AT 329 <br />SEMINOLA BLVD, AS DESCRIBED IN SECTION I OF THIS <br />ORDINANCE; PROVIDING FOR CONFLICTS, SEVERABILITY, AND <br />AN EFFECTIVE DATE. <br />WHEREAS, the subject property described in attached "Attachment A" ("Property") is <br />within the City of Casselberry; and <br />WHEREAS, the Property is designated as Medium Density Residential (MDR) on the <br />City's Future Land Use Map (FLUM) designation and is currently zoned RMF -12.5 (Low Density <br />Single -Family Residential), which are inconsistent land entitlements according to the City's <br />Comprehensive Plan; and <br />WHEREAS, the proposed RMF -13 (Medium Density Multi -Family Residential) zoning <br />district is consistent with the City's MDR FLUM designation; and <br />WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a <br />public hearing with due public notice to consider this Official Zoning Map amendment; and <br />WHEREAS, after said public hearing, the City Commission of the City of Casselberry, <br />Florida, determined that the requested zoning amendment is consistent with the City's <br />Comprehensive Plan FLUM and is in compliance with all applicable procedures of the Unified <br />Land Development Regulations, Code of Ordinances of the City of Casselberry, Florida.; and <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE <br />CITY OF CASSELBERRY, FLORIDA, AS FOLLOWS: <br />SECTION I. That the Official Zoning Map established in Chapter II, Article IV, Section <br />2-4.3. of the Unified Land Development Regulations of the Code of Ordinances of the City of <br />Casselberry, Florida, as amended and supplemented, be, and the same is, hereby amended to <br />designate the Property described in "Attachment A," consisting of approximately 0.85 acres, from <br />R-12.5 (Low Density Single -Family Residential) to RMF -13 (Medium Density Multi -Family <br />Residential), as shown in "Attachment B". <br />SECTION II. CONFLICTS. All Ordinances or parts of Ordinances in conflict with any <br />of the provisions of this Ordinance are hereby repealed to the extent of the conflict. <br />
