ORDINANCE 24-1602 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, <br />AMENDING THE CITY'S OFFICIAL ZONING MAP AND CHANGING <br />THE ZONING CLASSIFICATION FROM CASSELBERRY OR <br />(OFFICE/RESIDENTIAL) TO CASSELBERRY CG (COMMERCIAL <br />GENERAL) FOR ONE PARCEL LOCATED AT 2035 HOWELL BRANCH <br />ROAD, TOTALING APPROXIMATELY 1.46 ACRES, AND CHANGING <br />THE ZONING CLASSIFICATION FROM SEMINOLE COUNTY OP <br />(OFFICE PROFESSIONAL) TO CASSELBERRY CG (COMMERCIAL <br />GENERAL) FOR ONE PARCEL LOCATED AT 2075 HOWELL BRANCH <br />ROAD, TOTALING APPROXIMATELY 1.79 ACRES, AS DESCRIBED <br />IN SECTION I OF THIS ORDINANCE; PROVIDING FOR CONFLICTS, <br />SEVERABILITY, AND AN EFFECTIVE DATE. <br />WHEREAS, the subject property described in attached "Attachment A" (Property) is <br />within the corporate boundaries of the City of Casselberry (City); and <br />WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a <br />public hearing with due public notice to consider this Official Zoning Map amendment; and <br />WHEREAS, the Property is designated Commercial on the City's Future Land Use Map <br />(FLUM) of the Comprehensive Plan; and <br />WHEREAS, the CG (Commercial General) zoning district is consistent with the City's <br />Commercial (COMM) future land use designation; and <br />WHEREAS, a public hearing considering the inclusion of the Property within the CG <br />(Commercial General) zoning district has been duly held in the City of Casselberry, Florida, and, <br />at such hearing, interested parties and citizens were heard; and <br />WHEREAS, after said public hearing, the City Commission of the City of Casselberry, <br />Florida, determined that the requested zoning change is consistent with the City's <br />Comprehensive Plan FLUM and is in compliance with all applicable procedures of the Unified <br />Land Development Regulations of the City of Casselberry, Florida; and <br />WHEREAS, based on the foregoing, the City Commission of the City of Casselberry has <br />determined the zoning classification of said property shall be CG (Commercial General), as that <br />district is defined in Articles IV and V of Chapter II, as amended and supplemented, of the <br />Unified Land Development Regulations, Code of Ordinances of the City of Casselberry, Florida. <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE <br />CITY OF CASSELBERRY, FLORIDA, AS FOLLOWS: <br />SECTION I. That the Official Zoning Map established in Chapter II, Article IV, Section <br />2-4.3. of the Unified Land Development Regulations of the Code of Ordinances of the City of <br />Casselberry, Florida, as amended and supplemented, be, and the same is, hereby amended to <br />designate the Property described in "Attachment A", consisting of approximately 1.79 acres, <br />from Seminole County OP (Office Professional) to City of Casselberry CG (Commercial <br />General), and the property consisting of approximately 1.46 acres, from City of Casselberry OR <br />(Office Residential) to City of Casselberry CG (Commercial General), as shown in "Attachment <br />B". <br />
