ORDINANCE 24-1597 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO <br />AMEND THE CITY OF CASSELBERRY ZONING MAP AS <br />ESTABLISHED IN CHAPTER II, ARTICLE IV, SECTION 2-4.3, <br />UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; <br />AMENDING THE ZONING CLASSIFICATION FROM SEMINOLE <br />COUNTY A-1 (AGRICULTURAL) TO CITY OF CASSELBERRY RMF -13 <br />(MEDIUM DENSITY MULTIFAMILY) FOR APPROXIMATELY 4.85 <br />ACRES, GENERALLY LOCATED TO THE EAST OF AN UNIMPROVED <br />RIGHT-OF-WAY IDENTIFIED AS DAVID DRIVE AND DESCRIBED <br />WITH PARCEL IDENTIFICATION NUMBER 26-20-30-5AR-OD00-055B, <br />AS DESCRIBED IN SECTION I OF THIS ORDINANCE; PROVIDING <br />FOR CONFLICTS, SEVERABILITY, AND AN EFFECTIVE DATE. <br />WHEREAS, the subject property described in attached "Attachment A" ("Property") <br />was recently annexed into the City of Casselberry (City) corporate boundaries; and <br />WHEREAS, the Property is designated Medium Density Residential on the City's <br />Future Land Use Map (FLUM) of the Comprehensive Plan; and <br />WHEREAS, the Property needs a City zoning district classification; and <br />WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a <br />public hearing with due public notice to consider this Official Zoning Map amendment; and <br />WHEREAS, the RMF -13 (Medium Density Multifamily) zoning district is consistent <br />with the City's Medium Density Residential future land use designation; and <br />WHEREAS, a public hearing considering the inclusion of the Property within the RMF - <br />13 (Medium Density Multifamily) zoning district has been duly held in the City of Casselberry, <br />Florida, and, at such hearing, interested parties and citizens were heard; and <br />WHEREAS, after said public hearing, the City Commission of the City of Casselberry, <br />Florida, determined that the requested zoning change is consistent with the City's <br />Comprehensive Plan FLUM and is in compliance with all applicable procedures of the Unified <br />Land Development Regulations of the City of Casselberry, Florida; and <br />WHEREAS, based on the foregoing, the City Commission of the City of Casselberry has <br />determined the zoning classification of said property shall be RMF -13 (Medium Density <br />Multifamily), as that district is defined in Articles IV and V of Chapter II, as amended and <br />supplemented, of the Unified Land Development Regulations, Code of' Ordinances of the City of <br />Casselberry, Florida. <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE <br />CITY OF CASSELBERRY, FLORIDA, AS FOLLOWS: <br />SECTION L That the Official Zoning Map established in Chapter II, Article IV, Section <br />2-4.3. of the Unified Land Development Regulations of the Code of Ordinances of the City of <br />Casselberry Florida, as amended and supplemented, be, and the same is, hereby amended to <br />
