GRANT MALOY, SEMINOLE COUNTY CLERK OF CIRCUIT COURT & COMPTROLLER CFN# 2024020497 Bk:10591 Pg:1703-1707(5Pgs) REC: 03/07/2024 8:29:14 AM by smaguire RECORDING FEES $44.00 ORDINANCE 24-1591 AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, RELATING TO VOLUNTARY ANNEXATION; MAKING FINDINGS; ANNEXING TO AND INCLUDING WITHIN THE CORPORATE LIMITS OF THE CITY OF CASSELBERRY, FLORIDA, CERTAIN LANDS GENERALLY LOCATED AT 2075 HOWELL BRANCH ROAD; REDEFINING THE CORPORATE LIMITS OF THE CITY OF CASSELBERRY, FLORIDA; PROVIDING FOR THE INTERIM PROVISION OF LAND DEVELOPMENT REGULATIONS; PROVIDING THAT EFFECTIVE IN ACCORDANCE WITH LAW, THE PROPERTY TO BE ANNEXED SHALL BE ASSESSED FOR PAYMENT OF MUNICIPAL AD VALOREM TAXES; DIRECTING THE CITY CLERK TO FILE COPIES OF THE ORDINANCE WITH THE SEMINOLE COUNTY CLERK OF THE CIRCUIT COURT, THE CHIEF ADMINISTRATIVE OFFICER OF SEMINOLE COUNTY, AND THE FLORIDA DEPARTMENT OF STATE; AND PROVIDING FOR CONFLICTS, SEVERABILITY, AND EFFECTIVE DATE. WHEREAS, the owner of certain lands more particularly described in Schedule A, attached hereto and incorporated herein, hereinafter referred to as the "Property", has requested that the same be annexed and incorporated into the corporate limits of the City of Casselberry, Florida, hereinafter referred to as the "City"; and WHEREAS, the City Commission hereby finds that the Property is reasonably compact and contiguous to the corporate areas of the City, and has determined that the annexation of the Property will not result in the creation of any enclaves or pockets and otherwise fully complies with the requirements of State law; and WHEREAS, the City is in a position to effectively and efficiently provide municipal services to the Property and the City Commission has deemed it in the best interest of the City to annex the Property; and WHEREAS, pursuant to, and in compliance with, the law, notice has been given by publication once a week for two (2) consecutive weeks in a newspaper of general circulation notifying the public of this proposed Ordinance and of a public hearing to be held at the City of Casselberry City Hall; and WHEREAS, the provisions of this Ordinance and the actions taken herein are consistent with the City's Comprehensive Plan and State law; and WHEREAS, a public hearing was held pursuant to the requirements of State law and in conformity with the published notice described above at which hearings the parties in interest and all others had an opportunity to be and were, in fact, heard.
