OFFICIAL NOTICE CITY OF CASSELBERRY DEVELOPMENT REVIEW COMMITTEE The City of Casselberry Development Review Committee will hold a regular meeting on Thursday, July 20, 2023, at 9:00 a.m., or shortly thereafter, in the Casselberry City Hall Commission Chambers, located at 95 Triplet Lake Drive, Casselberry, Florida, 32707. AGENDA 1. Call to Order/Roll Call 2. Citizen Comments 3. Approval of Minutes - None 4. Action Items a. ZB 23-01: Cheddars Planned Unit Development (PUD) Concept Plan — I" Review. Review of a proposed concept plan for a restaurant, Cheddars Scratch Kitchen, as part of a rezoning request for two (2) parcels (Parcel ID 08-21- 30-5BL-IF00-0040 and Parcel ID 08-21-30-5BL-OB00-0010) located on S. U.S. Hwy. 192 west of Lake Concord, with an existing PMX-MID zoning designation and requiring approval of a Concept Plan and PUD Agreement. b. SPR 22-03: Wheel Park Phase I — I" Review. Review of a site plan for a Development of Community Impact for a City Park located east of N. Winter Park Drive. c. SPR 22-07: Wheel Park Phase II — I" Review. Review of a site plan for a Development of Community Impact for a City Park located west of N. Winter Park Drive. 5. Discussion Items a. SPR 23-13: Completely Transformed LLC Building Expansion - 2"d_ Review. Review of a major site plan for expanding an existing trade & skilled service business, Completely Transformed, LLC, located at 1319 Lake Drive. b. SPR 23-12: Charley's Philly Steaks Site Modifications — 3rd Review. Review of minor site plan modifications at 386 S.R. 436, including proposed changes to the building facades, parking, and site access. 6. Other Business - None 7. Persons are advised that if they decide to appeal any decisions made at these meetings/hearings they will need a record of the proceedings, and for such purpose, they may need to ensure that a verbatim record of the proceedings is made, which record includes the testimony and evidence upon which the appeal is to be based per Section 286.0105, Florida Statutes. Persons with disabilities needing assistance to participate in any of these proceedings should contact the City of Casselberry A.D.A. Coordinator 48 hours in advance of the meeting at (407) 262-7700, Ext. 1150. ADVISEMENTS TO APPLICANTS The project engineer is required to attend the DRC meeting where their item is being discussed. Failure of the project engineer to attend the meeting will result in the project review being postponed until the next meeting date. It is recommended that the owner/developer also attend the DRC meeting. Preliminary DRC review comments will be emailed to the project engineer the afternoon before the scheduled DRC meeting. The project engineer is required to bring a set of project plans for mark-up purposes, including the landscape plan. The DRC meeting time is limited to the period allocated on each project's agenda.
