T4"I!arking standards whieh are flexible will be reviewed dufing the <br />as part of the Planned Unit Development process in Article XX, when applicable, or during <br />the site plan review process outlined in Article XVIII, Site Plan Review. <br />1. Minimum parking space dimension shall be 9 feet by 18 feet. <br />2. There is no minimum parking requirement within the OPOD, except for accessible parking <br />required within Section 3-15.7. The applicant shall provide a parking analysis completed <br />by a licensed traffic engineer justifying the proposed parking solution. Factors to consider <br />when calculating the overall parking demand include, but are not limited to: <br />a. Detailed analysis of normal and peak parking demands for the development <br />b. Field parking counts of similar developments in the area <br />c. Size and usage of the development / number of units <br />d. Availability and proximity of mass transit <br />e. Demographics of the expected user group <br />f. Availability and expected use of ride share programs (Uber, Lyft, others) <br />g. Availability and expected use of bicycle and pedestrian facilities <br />h. Surrounding land uses <br />i. Number of parking spaces to be reserved or restricted <br />j. Availability and proximity of overflow parking areas <br />k. Mix of the type of parking spaces available, including private garages, private <br />driveways, public surface parking, public on -street parking, metered parking, etc. <br />1. Management strategies for the usage of visitor / overflow parking spaces <br />m. Opportunity to share parking with surrounding properties <br />HI. Landscaping. The landscaping standards whieh aro flexible will be reviewed during the site <br />plan review process outlined in Article XVIII, Site Plan Review. <br />1. Landscaping will be reviewed pursuant to Article XIII. Reductions in the landscape <br />requirements may be permitted due to site constraints such as enlarged pedestrian areas <br />including plazas and sidewalks, structured parking, community features, outdoor dining <br />areas or any other enhanced design feature that would be covered by landscaping. <br />2. Bufferyards are required to create a suitable distance between land uses or buildings, where <br />the land uses are different, or the height and mass of the building is different. A certain <br />width of landscaped area is required, along with specifications for the amount of <br />landscaping to provide suitable screening. <br />3. Trees shall be provided at a minimum of 4 -inch caliper throughout the OPOD except for <br />understory trees, which shall be provided at a minimum 3 -inch caliper. <br />a.
