EXHIBIT "B" <br />UTILITY EASEMENT AREAS <br />WATER LINE EASEMENT: <br />A portion of Lot 4, Lake Concord Park Unit 1, A Replat according to the plot thereof as <br />recorded in Plot Book 79, Pages 90 through 93, Public Records of Seminole County, lying <br />Sections 8, Township 21 South, Range 30 East, Seminole County, Florida being more <br />particularly described as follows: <br />Commence at the Northwest Corner of Lot 1, Block A, Country Club Circle, according to the <br />plat thereof as recorded in Plat Book 9, Page 45, and Official Records Book 3957, Page <br />1239, Public Records of Seminole County, Florida, said point lying on the Easterly right of <br />way line of U. S. Highway 17-92 as shown on Florida Department of Transportation right of <br />way map Section 77010-2533; thence North 14'58'45" East, a distance of 56.78 feet along <br />said Easterly right of way line to the South line of Lot 4, Lake Concord Park Unit 1, A <br />Replat according to the plat thereof as recorded in Plat Book 79, Pages 90 through 93; <br />thence South 75'02'22" East, a distance of 102.95 feet along said South lot line to a point <br />on a 20.00 foot Water Line Easement as recorded in Official Records Book 8872, Page <br />0352; thence along said Waterline Easement the following two (2) courses and distances; <br />North 20'34'54" East, a distance of 9.28 feet; thence South 69'25'06" East, a distance of <br />3.06 feet to the POINT OF BEGINNING; thence departing said Waterline Easement North <br />20'51'18" East, a distance of 7.09 feet; thence South 76'55'54" East, a distance of 16.60 <br />feet; thence North 64'38'43" East, a distance of 7.52 feet; thence South 25'21'17" East, a <br />distance of 14.00 feet; thence South 64'38'43" West, a distance of 12.40 feet; thence Nortf <br />76'55'54" West, a distance of 6.28 feet to a point on said 20.00 foot Waterline Easement; <br />thence along said Easement the following two (2) courses and distances; North 20'34'54" <br />East, a distance of 4.80 feet; thence North 69'25'06" West, a distance of 16.94 feet to the <br />POINT OF BEGINNING. <br />Containing 319 square feet, more or less. <br />SURVEYOR'S REPORT: <br />1. Bearings shown hereon are based on the Easterly right of way line of U. S. Highway <br />17-92 per Florida Department of Transportation right of way map Section 77010-2533 <br />being North 14'58'45" East, assumed. <br />2.
