SEWER LINE EASEMENT: <br />A portion of Lot 4, Lake Concord Park Unit 1, A Replat according to the plot thereof as <br />recorded in Plot Book 79, Pages 90 through 93, Public Records of Seminole County, <br />Florida being more particularly described as follows: <br />Commence at Northwest Corner Lot 1, Block A. Country Club Circle, according to the plat <br />thereof as recorded in Plat Book 9, Page 45, and Official Records Book 3957, Page <br />1239, Public Records of Seminole County, Florida said point lying on the Easterly right of <br />way line of U. S. Highway 17-92 as shown on Florida Department of Transportation right <br />of way map Section 77010-2533; thence North 14'58'45" East, a distance of 56.78 feet <br />along said Easterly right of way line to the South fine of Lot 4, Lake Concord Park Unit <br />1, A Replat according to the plat thereof recorded in Plat Book 79, Pages 90 through <br />93; thence South 75'02'22" East, a distance of 137.49 feet along said South line to the <br />POINT OF BEGINNING; thence deporting said South line North 27'55'55" West, a distance <br />of 9.96 feet; thence North 62'04'05" East, a distance of 14.00 feet; thence South <br />27'55'55" East, a distance of 12.13 feet to a point on a 20.00 foot sanitary sewer <br />easement per Official Record Book 8872, Page 0352; thence along said 20.00 foot <br />Sanitary Sewer Easement line the following Two (2) courses and distances; North <br />74'41'29" West, a distance of 2.19 feet; thence South 15'18'31" West, a distance of 7.95 <br />feet to the aforementioned South Line of Lot 4; thence North 75'02'22" West, a distance <br />of 9.49 feet along said South Line to the POINT OF BEGINNING. <br />Containing 184 square feet, more or less <br />Bearings shown hereon are based on the Easterly right of way fine of U. S. Highway <br />17-92 per Florida Department of Transportation right of way map Section 77010-2533 <br />being North 14'58'45" East, assumed. <br />2.
