CASSGLBERRY CITY COMMISSION <br />Minutes of March 29 — Workshop <br />Page 3 of 5 <br />Big Box Commercial <br />The Commission was generally opposed to a big box store on the site, mainly due to the large parking areas <br />usually associated with them, which the Commission felt would not be in line with its vision for the site. <br />However, the Commissioners were open to entertaining a big box store if it could be done in a creative way, <br />such as sharing a parking garage with an anchor tenant which created a destination. In response to questions <br />from Mr. Newlon, the Commission confirmed that they wanted the site to be special and not look like another <br />shopping center with a lot of parking in front. <br />Mid-size or small commercial <br />After discussion, the Commissioners indicated they would consider businesses which were small to mid-sized <br />in scope, such as a Walgreen's or something similar, as long as design standards were in place to keep the <br />place -making feel of the site intact. <br />Restaurants <br />The Commission was strongly in favor of restaurants being part of the development of the site, noting that <br />there should be other amenities and walkability between the restaurants and those amenities. The Commission <br />agreed that more quality restaurants have been a need in the City for some time. <br />Fast Food <br />The Commission expressed a desire for dining at all levels on the site, including entertainment and walkable <br />space, but generally were opposed to fast food establishments for the development. It was felt these would not <br />fit the vision for a place where the establishments were unique and a draw for people to come in and stay a <br />while. <br />Office/Medical <br />The Commissioners were in favor of including office/medical as part of the mix for the development of the <br />site. <br />Residential <br />Single-family <br />The Commission as a whole was opposed to single-family residential being considered for the site, as it was <br />felt there was not room for both the desired commercial elements and any type of single family residential <br />element. <br />Apartments <br />Townhomes (fee simple) <br />Condominiums <br />The Commission was generally open to consideration of a multi -family residential element to the development <br />
