24. BROKERAGE. Notwithstanding anything in this Contract to the contrary, Buyer shall pay Buyer's <br />broker, Steve Triece ("Broker"), any commission due and payable to Broker for the transaction set forth <br />in this Contract pursuant to a separate agreement. <br />25. AUTHORIZATION OF CITY MANAGER TO EXTEND CLOSING. The City Manager is <br />authorized to extend Closing for Buyer without need for additional Commission approval; provided, <br />however, that any extension requested by the Buyer shall be subject to the approval by Seller in its sole <br />discretion. <br />26. DOCUMENTARY STAMP TAXES ON THE DEED. Notwithstanding anything in this Contract to the <br />contrary, the Buyer shall pay the documentary stamp taxes on the deed at Closing. <br />27. CONSTRUCTION. This Contract shall be not more strictly construed against any one of the parties <br />hereto. <br />28. NO JOINT VENTURE. This Contract and matters contemplated herein does not constitute or evidence <br />a joint venture or partnership arrangement between Buyer or Seller. <br />29. STRUCK THROUGH PROVISIONS OF CONTRACT. Any and all provisions of this Contract that <br />are struck through are hereby deleted. <br />4824-8572-3877.3 <br />
