ORDINANCE 21-1553 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO <br />AMEND THE CITY OF CASSELBERRY OFFICIAL ZONING MAP AS <br />ESTABLISHED IN CHAPTER II, ARTICLE IV, SECTION 2-4.3, <br />UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; <br />AMENDING THE ZONING CLASSIFICATION FROM CG <br />(COMMERCIAL GENERAL) TO PMX-MID (PLANNED MIXED-USE: <br />MEDIUM RISE) FOR TWO PARCELS GENERALLY LOCATED NEAR <br />THE INTERSECTION OF SR 436 AND LAMPLITE WAY, ONE OF <br />WHICH IS AT 380 SR 436, TOTALING APPROXIMATELY 1.04 ACRES, <br />AS DESCRIBED IN SECTION I OF THIS ORDINANCE; PROVIDING <br />FOR CONFLICTS, SEVERABILITY, AND AN EFFECTIVE DATE. <br />WHEREAS, the subject properties described in attached "Attachment B" (Property) are <br />within the corporate boundaries of the City of Casselberry (City); and <br />WHEREAS, the Property consists of Parcel 17-21-30-300-025I-0000 and Parcel 17-21- <br />30-300-025N-0000, one of which is at 380 SR 436, both of which are adjacent and share a <br />common ownership; and <br />WHEREAS, the Property is designated Major Thoroughfare Mixed -Use on the City's <br />Future Land Use Map (FLUM) of the Comprehensive Plan; and <br />WHEREAS, the PMX-MID (Planned Mixed -Use: Medium Rise) zoning district is <br />consistent with the City's Major Thoroughfare Mixed -Use FLUM designation; and <br />WHEREAS, rezoning to the PMX-MID zoning district requires approval of a planned <br />unit development (PUD) agreement and an associated concept plan, attached hereto as <br />"Attachment B"; and <br />WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a <br />public hearing with due public notice to consider this Official Zoning Map amendment; and <br />WHEREAS, a public hearing considering the inclusion of the Property within the PMX- <br />MID zoning district has been duly held in the City, and, at such hearing, interested parties and <br />citizens were heard; and <br />WHEREAS, after said public hearing, the City Commission of the City of Casselberry, <br />Florida, determined that the requested zoning change is consistent with the City's <br />Comprehensive Plan FLUM and is in compliance with all applicable procedures of the Unified <br />Land Development Regulations of the City of Casselberry, Florida; and <br />
