EXHIBIT "A" <br />Accessory buildings or structures. All accessory buildings or structures under 100 square <br />feet shall be set back a minimum of five feet from the rear or side property line, and a <br />minimum of 25 feet from the front property line. All accessory buildings or structures <br />exceeding 100 square feet shall be subject to the principal building setbacks for the zoning <br />district as established in Table 2-5.4. <br />k. Design compatibility. Communication towers and the ancillary facilities shall be subject to <br />design review for compliance with Section 3-10.2. The Planning and Zoning Commission <br />shall be authorized to place conditions of site plan approval to ensure design compatibility <br />with the surrounding area. <br />I. Design to accommodate co -location. All communication towers shall be designed to <br />accommodate additional users of identical technology. At a minimum, the amount of co - <br />location shall be as follows: <br />i. All communication towers up to 100 feet in height shall be engineered and constructed <br />to accommodate a minimum of one additional communication service provider; <br />ii. All communication towers exceeding 100 feet in height shall be engineered and <br />constructed to accommodate a minimum of two additional communication service <br />providers. <br />4. Communication antenna. Any communication antenna which is not attached to a <br />communication tower, shall be a permitted accessory use to any commercial, industrial, office, <br />or institutional structure; provided: <br />a. The communication antenna does not exceed more than 20 feet above the highest point of <br />the structure or 20 percent of the building height, whichever is less; and <br />b. The communication antenna is set back from the roof edge ten feet or ten percent of the <br />roof depth, whichever is greater; and <br />c. The communication antenna complies with all applicable FCC and FAA regulations; and <br />d. The communication antenna complies with all applicable building codes. <br />Collocation of communication antenna. <br />a. Collocation of communication antenna on towers. Collocation of communication antenna <br />on towers, including nonconforming towers, are subject only to building -permit review, <br />which may include a review for compliance with this section, if the applicants meet the <br />following requirements: <br />i. The collocation does not increase the height of the tower to which the antennas are to <br />be attached, measured to the highest point of any part of the tower or any existing <br />antenna attached to the tower; and <br />ii. The collocation does not increase the ground space area, commonly known as the <br />compound, approved in the site plan for equipment facilities and ancillary facilities, <br />except as allowed under this section; and <br />iii. The collocation consists of antennas, equipment facilities, and ancillary facilities that <br />are of a design and configuration consistent with all applicable regulations, <br />restrictions. or conditions, if any, applied to the initial antennas placed on the tower <br />and to its accompanying equipment facilities and ancillary facilities and, if applicable, <br />applied to the tower supporting the antennas. Such regulations may include design <br />and aesthetic requirements but not procedural requirements, other than those <br />authorized by this subsection, of the applicable ULDRs in effect at the time the initial <br />antenna's placement was approved. <br />Such collocations shall not be subject to the design or placement requirements of the <br />ULDRs in effect at the time of the collocation that are more restrictive than those in effect <br />at the time of the initial antenna placement approval, to any other portion of the ULDRs, or <br />
