ORDINANCE 20-1542 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, TO <br />AMEND THE CITY OF CASSELBERRY OFFICIAL ZONING MAP AS <br />ESTABLISHED IN CHAPTER II, ARTICLE IV, SECTION 2-4.3, <br />UNIFIED LAND DEVELOPMENT REGULATIONS OF THE CITY OF <br />CASSELBERRY, FLORIDA, AS AMENDED AND SUPPLEMENTED; <br />AMENDING THE ZONING CLASSIFICATION FROM CS <br />(COMMERCIAL SERVICE) TO CG (COMMERCIAL GENERAL) FOR <br />APPROXIMATELY 2.42 ACRES GENERALLY LOCATED AT THE <br />NORTHWEST CORNER OF THE INTERSECTION OF SEMINOLA <br />BOULEVARD AND MURPHY ROAD, AS DESCRIBED IN SECTION I <br />OF THIS ORDINANCE; PROVIDING FOR CONFLICTS, <br />SEVERABILITY, AND AN EFFECTIVE DATE. <br />WHEREAS, the subject property described in attached "Attachment A" (Property) is <br />within the corporate boundaries of the City of Casselberry (City); and <br />WHEREAS, the Property consists of Parcel 09-21-30-513M-01300-0310 and Parcel 09- <br />21-30-513M-01300-0320, which are adjacent and share a common ownership; and <br />WHEREAS, the Planning and Zoning Commission/Local Planning Agency has held a <br />public hearing with due public notice to consider this Official Zoning Map amendment; and <br />WHEREAS, the Property is designated Commercial on the City's Future Land Use Map <br />(FLUM) of the Comprehensive Plan; and <br />WHEREAS, the CG (Commercial General) zoning district is consistent with the City's <br />Commercial future land use designation; and <br />WHEREAS, a public hearing considering the inclusion of the Property within the CG <br />zoning district has been duly held in the City of Casselberry, Florida, and, at such hearing, <br />interested parties and citizens were heard; and <br />WHEREAS, after said public hearing, the City Commission of the City of Casselberry, <br />Florida, determined that the requested zoning change is consistent with the City's <br />Comprehensive Plan FLUM and is in compliance with all applicable procedures of the Unified <br />Land Development Regulations of the City of Casselberry, Florida; and <br />WHEREAS, based on the foregoing, the City Commission of the City of Casselberry has <br />determined the zoning classification of said property shall be CG, as that district is defined in <br />Articles IV and V of Chapter Il, as amended and supplemented, of the Unified Land <br />Development Regulations, Code of Ordinances of the City of Casselberry, Florida. <br />
