This instrument was prepared under <br />the supervision of. <br />Chris Bowley, AICP <br />City of Casselberry Community <br />Development Department <br />95 Triplet Lake Drive <br />Casselberry, FL 32707 <br />GRANT MALOY, SEMINOLE COUNTY <br />CLERK OF CIRCUIT COURT & COMPTROLLER <br />CFN# 2020103655 Bk:9707 Page:443-447 (5Pgs) <br />REC: 09/17/2020 8:17:33 AM by cjones <br />RECORDING FEES $44.00 <br />ORDINANCE 20-1535 <br />AN ORDINANCE OF THE CITY OF CASSELBERRY, FLORIDA, <br />RELATING TO VOLUNTARY ANNEXATION; MAKING <br />FINDINGS; ANNEXING TO AND INCLUDING WITHIN THE <br />CORPORATE LIMITS OF THE CITY OF CASSELBERRY, <br />FLORIDA, CERTAIN LANDS GENERALLY LOCATED IN <br />SECTION 34, TOWNSHIP 21 SOUTH, RANGE 30 EAST AT 3110 <br />HOWELL BRANCH ROAD AND 3128 ORAVA LANE; <br />REDEFINING THE CORPORATE LIMITS OF THE CITY OF <br />CASSELBERRY, FLORIDA; PROVIDING FOR THE INTERIM <br />PROVISION OF LAND DEVELOPMENT REGULATIONS; <br />PROVIDING THAT EFFECTIVE IN ACCORDANCE WITH <br />LAW, THE PROPERTY TO BE ANNEXED SHALL BE <br />ASSESSED FOR PAYMENT OF MUNICIPAL AD VALOREM <br />TAXES; DIRECTING THE CITY CLERK TO FILE COPIES OF <br />THE ORDINANCE WITH THE SEMINOLE COUNTY CLERK <br />OF THE CIRCUIT COURT, THE CHIEF ADMINISTRATIVE <br />OFFICER OF SEMINOLE COUNTY, AND THE FLORIDA <br />DEPARTMENT OF STATE; AND PROVIDING FOR <br />CONFLICTS, SEVERABILITY, AND EFFECTIVE DATE. <br />WHEREAS, the owner of certain lands more particularly described in Schedule A, <br />attached hereto and incorporated herein, hereinafter referred to as the "Property", has requested <br />that the same be annexed and incorporated into the corporate limits of the City of Casselberry, <br />Florida, hereinafter referred to as the "City"; and <br />WHEREAS, the City Commission hereby finds that the Property is reasonably compact <br />and contiguous to the corporate areas of the City, and has determined that the annexation of the <br />Property will not result in the creation of any enclaves or pockets and otherwise fully complies <br />with the requirements of State law; and <br />WHEREAS, the City is in a position to effectively and efficiently provide municipal <br />services to the Property and the City Commission has deemed it in the best interest of the City to <br />annex the Property; and <br />WHEREAS, pursuant to, and in compliance with, the law, notice has been given by <br />publication once a week for two (2) consecutive weeks in a newspaper of general circulation <br />
