signage, waste disposal receptacles, and other featured elements which promote the <br />project's design theme and overall aesthetics: <br />3. Provide for multi -modal transportation infrastructure as appropriate based on the scale <br />and density/intensity of the proposed_ development. For example, larger -scale projects <br />shall provide for strategically located sheltered transit stops as appropriate. Where transit <br />service or other large vehicles are provided access to the interior of a site. adequate radii <br />shall be provided. The specific design of such internal surface and structural <br />transportation improvements shall be consistent with Professionally accepted Principles <br />and practices and shall be consistent with and responsive to the needs of the vehicle types <br />to be accommodated on the subject site- and <br />4. Provide open space and recreational options, including nature trails, greenways, public <br />and private parks, and other recreational facilities. Such open space, where feasible, shall <br />provide connections or create opportunities for connections to neighborhood and <br />community systems of open space and/or bikeways. Provision of general visual access <br />and physical access to lakes shall also be encouraged. <br />I. Planned unit development requirements continuing. The requirements of Article XX shall run <br />with the land and shall be enforceable regardless of transition in ownership <br />Section 4-20.3. - Planned unit development review and approval procedures. <br />A. General procedures. All planned unit developments shall be reviewed and processed as a <br />zoning map amendment in accordance with Section 66-58 and Section 1-2.9, as amended from <br />time to time. Additionally, all applications will require a concept plan and PUD agreement. <br />The following development proposals require review pursuant to these procedures: <br />1. Proposed planned unit developments that require a new PUD zoning designation. <br />2. Proposed development on properties that already have a PUD zoning_ designation but do <br />not have an approved concept plan and PUD agreement. <br />3. Proposals to modify an existing PUD development with an approved concept plan and <br />an executed PUD agreement. <br />B. Initial fling. Prior to submitting a formal application for a planned unit development, the <br />applicant shall request a pre -application meeting with the Community Development <br />Department staff and the Administrative Official. <br />1. Application requirements. The applicant shall provide the following information on the <br />PUD application: <br />a. The uses desired to be permitted on the land. <br />b. The current and proposed zoning and future land use designations, and <br />identification of any future land use map amendments or zoning district <br />modifications that will be required if the proposed development proposal were to <br />be approved. <br />c. Total acreage of the subject property. <br />d. The proposed density of the development, total building square feet dedicated <br />for nonresidential uses or number of residential dwelling units and building <br />herghts. <br />Ordinance 20-1536 <br />Page 5 <br />
