WHEREAS, existing mobile home parks are nonconforming to the RMHP criteria <br />provided in Table 2-5.4 and a process is needed to adopt size and dimension regulations for these <br />communities; and <br />WHEREAS, the City of Casselberry has found that the procedures and requirements <br />listed within Article XX - Planned Unit Development shall be updated to provide a streamlined <br />development process; and <br />WHEREAS, the City desires to provide clear direction to developers electing to use the <br />Planned Unit Development (PUD) process; and <br />WHEREAS, Article III affirms the statutory development agreement process and Article <br />XX regulates planned unit developments in the City; and <br />WHEREAS, the use of the PUD process in the City requires an accompanying concept <br />plan and the execution of a written PUD Agreement in the City of Casselberry's format; and <br />WHEREAS, updates to Article III of the City's ULDR are needed in order to clarify the <br />applicability of the Article, streamline the review and negotiations process, and provide <br />consistency with Florida Statutes; and <br />WHEREAS, the City's Planning and Zoning Commission, sitting as the Local Planning <br />Agency, has reviewed this Ordinance and finds it is consistent with the City of Casselberry <br />Comprehensive Plan; and <br />WHEREAS, words with double underlined type shall constitute additions to the original <br />text and strike through shall constitute deletions to the original text, and asterisks (* * *) indicate <br />that text shall remain unchanged from the language existing prior to adoption of this Ordinance. <br />NOW, THEREFORE, BE IT ENACTED BY THE CITY COMMISSION OF THE <br />CITY OF CASSELBERRY, FLORIDA, AS FOLLOWS: <br />SECTION I. Part III - Unified Land Development Regulations, Chapter II - District and <br />General Regulations, Article V - Zoning District Regulations, Section 2-5.4, Size and Dimension <br />Criteria, Table 2-5.4, Size and Dimension Regulations, of the Code of Ordinances of the City of <br />Casselberry, Florida, is amended as shown in Exhibit "A" attached and incorporated herein. <br />SECTION II. Part III - Unified Land Development Regulations, Chapter II - District and <br />General Regulations, Article VII - General Regulations, Section 2-7.21, Townhouses, of the Code <br />of Ordinances of the City of Casselberry, Florida, is amended as follows: <br />A. Application for development. An applicant for a townhouse development in multif n4ly <br />residential diets-(RA4F 1-3) shall submit with the application a-plet site plan indicating <br />compliance with the following criteria: <br />1.
