There are several vacant parcels in the Southern <br />Neighborhood District. New homes have been <br />constructed on previously vacant lots on the <br />northwest corner of Bridle Path and N. Winter Park <br />Dr. On the southwest corner, a vacant residential lot <br />adjoins a vacant commercial lot under the same <br />ownership located just south of the study area <br />boundary (approximately 15,600 square feet). The <br />City owns one parcel exceeding 9,000 square feet <br />on Bluebell Dr. Adjacent to the southern boundary <br />of the study area the City owns approximately 0.84 <br />acres of land east of N. Winter Park Dr. extending to <br />the intersection with Seminola Blvd. A portion of Figure 10 Children playing on quiet side sheets <br />this public land near Seminola Blvd. is occupied by <br />landscaping, a public bench, and City signage. A small, privately -owned triangular parcel of approximately 2,000 <br />square feet is located at the southeast corner of the intersection of Crestview Ln. and N. Winter Park Dr. is likely <br />too small to develop but could provide an opportunity for community signage. <br />West of N. Winter Park Dr. and south of Gee Creek Ln., the City owns approximately 57 contiguous acres, which <br />contain the Water Reclamation facility and a portion of the Gee Creek waterway (Map 6). The property has <br />approximately 240 feet of contiguous frontage on N. Winter Park Dr. and 800 feet of frontage on Gee Creek Ln., <br />450 feet of which is used for dry stormwater retention. Part of this acreage is <br />three lots (0.47 -acres) south of the intersection of Crestview Ln. which are <br />,,rMOM <br />a <br />primarily used for stormwater and have approximately 235 feet of frontage onnA <br />N <br />N. Winter Park Dr. Also contiguous to these properties, the City owns ,' <br />approximately 50 feet of frontage on a vacant 0.11 -acre parcel west of N. '2 <br />Winter Park Dr. which appears to be an unbuilt extension of Wingo Dr. The N <br />properties could provide connectivity between N. Winter Park Dr. and the � <br />proposed N. Winter Park Drive Trail proposed in the Connecting Casselberry t <br />plan (Map 13). <br />Based on review of the Seminole County Property Appraiser map data, there <br />are also areas of un -used land that appear to be in the public right-of-way. The <br />N. Winter Park Dr. right-of-way extends beyond the back of the sidewalk up to <br />10 feet, primarily on the east side of the roadway as far north as Cross St; the <br />available width and the location of excess right-of-way varies over the length <br />of the corridor. There is a large area (approximately 4,000 sq. ft.) at the <br />southeast corner of the intersection of 7`" St. and N.
