Introduction <br />The City of Casselberry has <br />commissioned a study of the North <br />Winter Park Drive area. The study <br />area is a 1.67 -mile corridor <br />surrounding N. Winter Park Dr. north <br />of Seminola Blvd. and south of S.R. <br />434 (Figure 1). This area is in North <br />Casselberry with adjacencies to <br />Winter Springs and unincorporated <br />Seminole County. <br />The primary study area shown in <br />Figure 1 is the focus of this analysis. <br />It consists of conventional single- <br />family and manufactured homes, a <br />small number of mixed-use office <br />properties, Lake Hodge Park (Figure <br />2), and natural open space. <br />The study also addresses the nearby <br />context including services that <br />residents may use and adjacencies <br />that impact the neighborhoods (Figure <br />3). This includes City facilities <br />commercial uses, a planned new City <br />park, multi -family housing, industrial <br />properties, and mobile home parks. <br />In 2008, N. Winter Park Dr. went <br />through an expansion, which rerouted <br />the road away from residential areas <br />in the central and northern portions of <br />the study area creating a more direct <br />connection between S.R. 434 and <br />Seminola Blvd. Natural features in <br />the area include Lake Hodge, the <br />namesake of Lake Hodge Park, and <br />Gee Creek which traverses the study <br />area in the east -west direction parallel <br />to Gee Creek Ln. <br />Figure I Area Context <br />Figure 2 Lake Hodge Park <br />prepared for the City of Casselberry by: anin associaces Page 13 <br />
