CASSELBERRY, FLORIDA <br />GRADYJONATHAN <br />656 SAUSALITO BLVD <br />CASSELBERRY, FL 32707 <br />Re: Tax Parcel Number 212130510OA000010 <br />Notice of Hearing to Impose and Collect Special Assessments in the Sausalito Assessment Area <br />Dear Property Owner: <br />The City Commission of the City of Casselberry, Florida (the "City") is considering the imposition of special <br />assessments, sometimes referred to as non -ad valorem assessments, upon real property located within the Sausalito <br />Shores subdivision, including the tax parcel identified above, to fund a replacement brick masonry privacy wall along <br />the subdivision boundary on Red Bug Lake Road, The City Commission will hold a public hearing at 5:00 p.m. on <br />August 26, 2019, in the City Commission Chambers, City Hall, 95 Triplet Lake Drive, Casselberry, Florida, for the <br />purpose of receiving comments on the proposed assessments, including collection on the ad valorem tax bill, and <br />considering adoption of the Final Assessment Resolution and Assessment Roll. You are invited to attend and <br />participate in the hearing. You may also file written objections with the City Commission within 20 days of receipt of <br />this notice, prior to or during the hearing. If you decide to appeal any decision made by the City Commission with <br />respect to any matter considered at the hearing, you will need a record of the proceedings and may need to ensure <br />that a verbatim record is made, including the testimony and evidence upon which the appeal is to be made. In <br />accordance with the Americans with Disabilities Act, if you need a special accommodation or an interpreter to <br />participate in this proceeding, please contact the City Clerk's office at (407) 262-7700 ext. 1133 at least 48 hours prior <br />to the date of the hearing. <br />The project to construct the privacy wall is referred to as the Sausalito Shores Subdivision Wall. The <br />construction cost of the Sausalito Shores Subdivision Wali will be funded by assessments imposed against the property <br />located within the proposed Sausalito Assessment Area, which primarily includes the platted lots comprising the <br />Sausalito Shores subdivision. The assessment for each lot is based on its estimated benefit from the Sausalito Shores <br />Subdivision Wall measured in "Benefit Units." The assignment of Benefit Units is based on the level of benefit each lot <br />receives from the wall. The City has determined that each lot will be assigned one Benefit Unit. A more specific <br />description of the project and the assessment program are set forth in the Initial Assessment Resolution adopted by <br />the City Commission on July 22, 2019. <br />Copies of the Initial Assessment Resolution, the preliminary plans and specifications for the project, and the <br />initial assessment roll including the capital assessments are available for your review at the offices of the City Manager, <br />located at 95 Triplet Lake Drive, Casselberry, Florida. Information regarding the assessment for your specific property, <br />including the total amount that will be levied against your property, is attached to this letter. <br />The City intends to finance the cost of the project by issuing a promissory note, bond or other debt obligation. The <br />note or bond will be repaid over that time through the special assessments imposed against the property comprising <br />the Sausalito Shores subdivision.
