PARCEL NO. 802.3 and 804.3 <br />SECTION 7701-203 <br />PAGE 5 <br />PARCEL NO. 804 <br />Easement 6: <br />A portion of Lot 4, Lake Concord Park Unit 1, A Replat, according to the plat thereof as <br />recorded in Plat Book 79, Pages 90 through 93, of the Public Records of Seminole County, <br />Florida, being more particularly described as follows: <br />From a 2" iron pipe with no ID at the Southeast Corner of the Southeast Quarter of the <br />Southwest Quarter of Section 8, Township 21 South, Range 30 East, Seminole County, <br />Florida, run South 89032'22" West, a distance of 413.51 feet along the South line of the <br />Southeast Quarter of the Southwest Quarter of said Section 8 to a point on the Easterly right <br />of way of State Road 15 and 600 as shown on that certain State of Florida, State Road <br />Department Right of Way Map for State Road 15 and 600 , Section 7701-203, said point being <br />North 89032'22" East 52.00 feet from the centerline of said State Road 15 and 600 at station <br />473+07.03; thence North 14°58'45" East, a distance of 112.02 feet along said Easterly right of <br />way line to the Southwest corner of Lot 4, Lake Concord Park Unit 1, A Replat, as recorded in <br />Plat Book 79, Pages 90 through 93, Public Records of Seminole County, Florida for a POINT <br />OF BEGINNING, said point being 50.17 feet right of, when measured perpendicular to said <br />centerline of State Road 15 and 600 at station 474+32.88; thence continue North 14°58'45" <br />East, a distance of 859.67 feet along said Easterly right of way line and the Westerly boundary <br />of said Lot 4 to the Southerly right of way line of Triplet Lake Drive, as shown on said Plat of <br />Lake Concord Park, Unit 1, A Replat being a point on a non tangent curve concave <br />Southeasterly, having a radius of 50.00 feet, a central angle 24°30'22" and a chord bearing of <br />North 64°53'41" East; thence from a tangent bearing of North 52°38'30" East, Northeasterly a <br />distance of 21.39 feet along the arc of said curve and Southerly right of way line; thence <br />departing said Southerly right of way line, South 14059'22" West, a distance of 15.47 feet to a <br />non tangent curve concave Southeasterly, having a radius of 28.25 feet, a central angle of <br />44°14'58" and a chord bearing of South 40°09'30" West; thence from a tangent bearing of <br />South 62°16'58" West, Southwesterly a distance of 21.81 feet to a point on said curve; thence <br />North 75°00'38" West, a distance of 0.50 feet; thence South 1405922" West, a distance of <br />3.00 feet; thence South 75°00'38" East 2.32 feet; thence South 14°58'45" West, a distance of <br />835.61 feet to the Southerly boundary of aforesaid lot 4; thence North 75°02'22" West, 9.00 <br />feet along said Southerly boundary to the POINT OF BEGINNING. <br />Containing: 7893 square feet more or less. <br />
