Section 2-6.2(B): Conditional Use Criteria <br />mpwbtltty. Based on the square footage of the applicant's unk, 1,000 square feet, the <br />applicant is required to provide a minimum of three (3) parking spaces for employees and customers. The conditional use approval also allows for vebicular leasing and <br />ce, however the applicant ]las assured staff the use nill be limited to Vehicular Sales Only. According to <br />the letter submitted by the applicant describing Im business activities, the proposed business will be mainly a <br />photography &'ideography.,do wholesale and consulting business and on occasion sell high-end inventory <br />via the imemet. The property owner has given consent to rent the office space to the appheam based on the <br />proposed activities. The proposed business, JCAB Autos hill operate by appommem only, gam to 7pre <br />Monday through Sunday. The proposed hours of operation are consistent pith City regulations. <br />The site is developed as an industrial parknith nvo (2) warehouse buildings on the property, each totaling <br />approxhnately 14,000 square feet. Each warehouse is separated into units; eith each unit having ma (2) <br />parking spams and a garage. <br />The site bas a Cotsnnerdal I'— land Use designation and is currently zoned Commercial Service (CS) <br />Staff—curnends the Planning and Zoning Commission approve 01117-01 to allow vehinilar sales at the <br />pmpertylocand at 1211 Seminola Boulevard, Unit 117. Staff approval is based on the findings offa<a and <br />conclusions of this staffreput datedJanuary 11, 2017, and the foltmvim condition: <br />1. The conditional use shall be limited to the location of 1211 Semi—da Boulevard, Unit 117. <br />2. The applicant must store entire vehicle inventory inside the showroom within the unit. <br />3. No on-site exterior storage is allowed of inventoried vehicles. <br />4. There shall be no leasing or ra-banical servicing 017 -hicks on-site. <br />5. All signs are to be pennitted separately. <br />6. Temporary signs are allowed as permitted by ULDR Article XVI, Signs. All other temporary signs are <br />prohibited, including but not limited to signs placed on vehicles for sale. <br />7. The btuiness shall remain in compliance with all City, County and State requirements. <br />8. The conditional use shall commence within 120 days of the approval. <br />9. The conditional use shall a Aire if the we is discontinued for more than 90 days. <br />10. All oftbe above conditions shall be fully and faithfully executed or the conditional use shall become null <br />and mid. <br />
