of the facades. The expression line and cornice shall either be moldings extending a minimum of 2 <br />inches, or jogs in the surface plane of the building wall greater than 2 inches. Awnings shall not cover <br />the expression line. <br />d. Structural Elements <br />1. Walls: Variations in building materials are encouraged to help provide a visual break and to break up <br />the visual mass of single large buildings. <br />Materials: <br />• Concrete masonry units with stucco 0 Stone (natural or veneer) <br />• Reinforced concrete with stucco 9 Brick <br />• "Hardie - Plank" siding <br />• Pre -cast concrete accents <br />• Wood (termite resistant): painted white, left natural or painted /stained with colors approved by <br />the architectural review board. <br />Roofs: Roofs shall be designed to add visual interest, reduce massing and screen rooftop equipment. <br />(a) Downspouts are to match gutters in material and finish. <br />(b) Three - dimensional cornices, decorative parapets, overhanging eaves, multiple roof planes per <br />fagade and sloping roofs are to be used to achieve the design objectives. <br />(c) Permitted types include: gabled, hipped, shed, barrel, vaulted & domed. Applied mansard roofs <br />are not permitted. Low sloped roofs shall be permitted for schools in combination with other <br />permitted types of roof. Building parapets and /or cornices should be designed to provide <br />variation and visual relief. Variations in roof types are encouraged to break up the visual mass of <br />single large buildings. <br />SECTION VIII. CODIFICATION. It is the intention of the City Commission of the City of Casselberry, Florida, <br />and it is hereby ordained that the provisions of this Ordinance shall become and be made a part of the Unified Land <br />Development Regulations of the City of Casselberry, Florida; that the Sections of this Ordinance may be re- numbered <br />or re- lettered to accomplish such intention; that the word, "Ordinance," may be changed to "Section," "Article," or other <br />appropriate word. <br />SECTION IX. CONFLICTS, All Ordinances or parts of Ordinances in conflict with any provisions of this <br />Ordinance are hereby repealed. <br />SECTION X. SEVERABILITY. If any section, subsection, sentence, clause, phrase or portion of this <br />Ordinance, or application hereof, is for any reason held invalid or unconstitutional by any Court, such portion or <br />application shall be deemed a separate, distinct and independent provision, and such holding shall not affect the <br />validity of the remaining portions or application hereof, to the maximum extent allowed by law. <br />SECTION XI.
