No Rezoning. <br />Minimizing redevelopment costs by avoiding upgrading the entire site to <br />current standards. <br />Parking variance remains in place. <br />Proposed retail uses to include a fast food restaurant with a drive -thru <br />and a bank with a drive -thru. Presumed allowable on site. <br />The existing outparcels not included in this study, but impacts to and from <br />these lots were taken into consideration as part of the design. <br />The case study was based on providing the minimum number of parking <br />spaces required by City Code. <br />The proposed outparcels will be leased /not platted. <br />Impervious areas should not increased. <br />The landscape buffer along SR 436 will not be altered by this case study. <br />Improvements (including construction) should be designed to minimize <br />impacts to the existing shopping center tenants. <br />Access to SR 436, Sausalito Boulevard, and Red Bug Lake Road are <br />not altered. <br />
