• .. �. ,.- RESOLUTION ki MW ASSESSMENT 05-1608: FINAL RELATED ASSESSMENT SUMMERSET NORTH SUBDIVISION 1 FLORIDA SUMMERSET NORTH ASSESSMENT AREA Notice is hereby given that the City Commission of Casselberry, Florida, will conduct a public hearing to consider an additional assessment within the Summerset North Assessment Area, as shown above, to impose non -ad valorem assessments against certain property located therein and collecting the assessments on the ad valorem tax bill. The hearing will be held at 7:00 P.M. on August 22, 2005, in the City Commission Chambers of City Hall at 95 Triplet Lake Drive, Casselberry, Florida. All affected property owners have a right to appear at the hearing and to file written objections with the City Commission within 20 days of this notice. The assessment is proposed to fund operating and related costs for maintenance of the subdivision privacy wall that serves the Summerset North Assessment Area. The new assessment is referred to as the "Summerset North Related Service Assessment" and will be applied to each platted residential lot within the Summerset North Assessment Area. The assessment for each parcel of property within the Summerset North Assessment Area will be based upon the parcel's proximity to the privacy wall measured in "Benefit Units." The assignment of Benefit Units is based on the level of benefit each lot receives from aesthetic and subdivision identity (all lots), and noise and glare abatement (lots that abut the Summerset North Subdivision Wall). A more specific description is set forth in the Initial Assessment Resolution adopted by the City Commission on July 25, 2005. Copies of the Initial Assessment Resolution, the "Anticipated Related Service Costs ", and the preliminary assessment rolls are available for inspection at the offices of the City Clerk, located at 95 Triplet Lake Drive, Casselberry, Florida. This annual assessment will run with the life of the Summerset North Subdivision Wall and will be collected on the ad valorem tax bill, commencing with the tax bill to be mailed in November 2005. Failure to pay the assessments will cause a tax certificate to be issued against the property, which may result in a loss of title.
