In <br />the event of existing incompatible development, substantial <br />buffering shall be used when new development or <br />redevelopment occurs including structural setbaclcs, site <br />design, and proper vehicular access controls. <br />f. Unless a specific development potential is adopted as a <br />policy within this objective for the respective property the <br />maximum development potential for analysis purposes <br />shall assume 100 percent commercial. <br />g. Development in areas designated Major Thoroughfare <br />Mixed-Use shall be encouraged to develop with its <br />orientation away from areas of a less intense land use <br />classification. <br />h. Properties designated Major Thoroughfare Mixed-Use shall <br />have a convenient access to and encourage the use of public <br />transit through provision of public transit facilities. <br />i. The intensity and/or density of a Maj or Thoroughfare <br />Mixed-Use shall be subject to the availability of services <br />and facilities to support the development. <br />j. Other uses may be permitted as designated in the Unified <br />Land Development Regulations which are compatible with <br />and do not adversely affect the character of the area to be <br />reviewed as a conditional use. <br />lc. Properties in this category shall dispel physical and <br />functional integration of project components with adjacent <br />uses in order to reduce external traffic trips and provide <br />greater access. <br />1. Large properties with out-parcels must provide <br />cross access between structures for both pedestrians <br />and vehicles. Cross access to adjacent uses is also <br />required. <br />2.
